You totally left out individuals that actually have some extra cash on hand separate from Real Estate, they totally own their existing home, have no other loans and have + 800 credit score. They can put a large down payment (35%) along with their good credit record to qualify for a loan and buy the house before they sell their old house. I do understand that those types of buyers are probably in the 2-3 % of potential buyers.
Can someone please briefly explain to me what a writ of possession is I live with roommates and this one girl is causing conflict in the house that court/judge had ordered a writ of possession to thr landlord to give to the tenant!!!! WHEN DOES SHE GET EVICTED?!?!?

Works like this (actually): they get your money, then when something breaks, they do the MINIMUM. Close to NOTHING. They run you through 10,000 hoops, loops and 14 tons of red tape. AND THEN...you end up committing suicide because no one speaks english.

Absolute scam. They always try to not pay and they make you pay 75 dollars. With co pay and premiums you can replace the appliances or get HVAC serviced . even if you buy a new HVAC it will be cheaper in the long run. scumbags.

I issued a 30 day notice to a tenant, his lease is up, a year ago, so became automatic a month to month basis, Court day, tenant lied on a lot of stuff, judge caught him lying, inaccurate information, restricting me to fix stuff around the unit, saying that I'm not fixing anything, then judge asked me what's my position, I replied that we're there for a 30 day notice judge instead, I answered, 80% of that list is been fixed, judge said, ok you finish all the rest of the stuff that needs to be fixed then you give a 30 day notice, any ideas if I appeal that decision I'll have retaliation from the judge, I tried to clear that in a 30 day notice we don't really need a reason.

And yeah i told my lender to take off home warranty because i was being a cheap ass but now I'm putting it back on before closing. Especially since the home i am buying has two 4 ton ac units that have been working 17 years In the hot Arizona heat.

If I buy a home warenty and my A/C stops working they will replace it for absolutely no cost to me? A 4 ton ac system cost $8000 installed thats a good deal if Im only going to pay between $350 and $700. they do cover me for that too right. Instalation, sales tax cc fees everything right?

As for me as a landlord, it took 20 days to get a court date and it took 12 days from the date of filing a writ of possession until the sheriff showed up. Covid is fucking up the normal amount of time it takes for the eviction process.

My tenant actually appealed my writ of possession. He lied that he paid me the rent after the the eviction process began. He lost the case in court because he had no receipt.

All tenants are month to month,no contracts,no intent to rent,no lease(I know better after being landlord 12 years). One has been stealing letters,blocking tenants to move in other rooms,refusing to give extra unit keys back to landlords, Committing fraud using landlord name to create false rental documents, Ignoring the last 4 eviction notice under the"landlords/owners repossessing whole unit to live in-2 months notice. So I'm thinking to get a wrist of possession through court,Putting criminal charges on her through RCMP. Getting a Bailif. Imagine she had the mental unbalance to send a dispute to BC Tenancy to block landlords/owners entering their home. What first steps would be best?
