Dear, iska matlab hai kae circumstances jinke hone sae property ki sale ki ja sakti hai, vo alag alag ho sakte hai (variable in their nature). For eg. Koi medical emergency aa jana, ya fir financial emergency aa jana.
Also read Hunoomanpersaud Pandey v Babooee Munraj Koonweree 1856 SCC Online, which is there in the video lecture.

No hc and SC are appellate court
They are Constitutional courts. They are not trial courts but has power to hear appeal.

A blend of inquistorial and adversial system is follow by Italy, I was able to find this only whereas other countries may use some elements of both systems.
