    It's nice that you're trying to be objective (a dig at the socialists) but you're looking at symptoms and proposing they get cured with more of the disease - government intervention. If you're interested in the fundamental root causes - have a look at the Austrian Economic Theory (Mises Institute has lots of uni-level free lectures on TH-cam). The root causes: - money printing (you did catch inflation as one of the symptoms, plus fueling speculation) - lose monetary/housing policy (low rates, forced/subsidised lending - inflating asset prices) - building regulations and zoning laws - dramatically increased cost of building houses and added uncertainty; like the cost of providing x% of "social housing" which gets born by the regular buyers) - other government interventions (god forbid, rent controls - even government economists, when not working for socialist governments, know this has failed always and everywhere). And on top of all the negatives of these government interventions, the country also becomes poorer because government has to tax us, pay for the bureaucracy of tax collection / spending, and only then spend the money on the counter-productice measures (like landlord or first time buy incentives)

    The "bono de alquiler" will only make things worse. It will make rent more expensive as the supply of people seeking to rent will rise but the underlying problem will still exist. They need to build more, there is no other solution. Great video, I enjoyed it!

    There is not any easy solution because people earning money from rents (old people) are majority... and people trying to get on the housing ladder are the young ones, are in minority... meaning to make this whole bs fair... whatever it means.... will lead to old ppl earning less or old ppl losing their house value.... Goverment doesnt want that so instead they help people buy a house... which leads to increase in price which makes old ppl happy... okay so what are we going to do when 100% loan will not be enough to afford a house? spread it through the generations? give 110%? Theres a house bubble and politicians pretend to be blind because if the house market goes down their losing next elections... Instead all the young ppl will leave their country and their future wealtfare with crumble... Congrats to the gerontocracy

    As a resident of Miami Beach, I can tell you first hand that short term rentals ruin the housing market for everyone. It was originally seen as a neat way for homeowners to help make ends meet, but in reality what happens is entire buildings are bought out and converted to short term rentals. This reduces the available housing inventory and raises prices to unaffordable levels. Combine it with corrupt local government officials and it's a recipe for disaster. I am currently looking to buy in Madrid and I'm surprised at the high prices compared to just a few years ago.

    there are some things which could be done: 1. Ban foreigners or in minimum non-EU citizens from buying properties in Spain. There are too many rich foreigners who buy in to the market, which drives prices up.Especially in the coastal regions this is a problem. The city of London has the same problem. No, this is not everywhere a problem. 2. In general really living somewhere should have priority over just having a property somewhere just to use for 2 months. Those properties are empty for 10 months a year. Especially in the more touristy regions some places are ghost towns for most of the year. 3. In general property is the only real commodity which can not be inflated like currencies. The government should try to have a program so that all citizens can have property and be able to live rent and mortgage free.

    I think you make a very good point at the end there. Not to say that it isn't difficult, but to a certain extent it is people's choice to spend 50% of their income on a room in a desirable area rather than spending less or having their own place further out. In the case of Barcelona, it's a massive bunfight in the centre, but you can *buy* a not-horrible flat in Esplugues de Llobregat or Sant Adrià de Besòs for 120-150k. If you really are stuck renting, there are cheap rooms, but you're unlikely to find an affordable place to yourself anywhere near the city. Hasn't it always been like that though? I lived in Manchester for most of my twenties, never had a place to myself, and never lived near the centre.

    the issue is not only high rental prices, it's high price for a quite old and shitty apartment yet with a few hundreds of applicants within an hour, never seen anything like this. Coming from Asia and have lived in five countries, this is new

      It is the same in other parts of Western Europe. In UK and Ireland, people are queuing in their hundreds to rent shitty old over priced wrecks. It's an immigration issue, there is simply no borders anymore and supply has not gone by even 10% of the immigration numbers.

      @@victor________ the thing I like about Airbnb is being able to have your own kitchen and cook in the apartment since going to restaurants everyday can get expensive if travelling (though this is just my personal preference), that said the government can always step in and regulate it more (e.g. a quota system) to limit and regulate the number of short term rentals if they wanted to.       @@victor________ the housing law introduced last year somewhat addresses that, whilst it doesn’t prohibit people from having multiple properties, it imposes more bureaucracy (and I think more taxes) on “grandes tenedores”. They also lowered the number of properties owned for someone to be considered a “gran tenedor”. Maybe it will discourage investors from buying additional properties, I guess time will tell!

      @@MillennialsWithMoney Yes, but if we like to have our own little kitchen, then maybe we should look for purpose-built aparthotels that don't keep housing from people who need somewhere to live. Or rent a room rather than a whole apartment, which is what AirBnb was initially set up for. I don't really have skin in this game either way, but I think it's reasonable to take responsibility for our decisions and acknowledge the externalities that they cause.

      @@MillennialsWithMoney and being able to do laundry. We are athletes who workout at least 1 time per day, 7 days per week and generate a lot of laundry. It´s not feasible or affordable for us to keep going to laundromats or sending our laundry out to have a hotel or company do it. Also, when we travel in groups, it´s cheaper to rent a multi bedroom airbnb than separate hotel rooms for everyone. Although, I will try to reduce my Airbnb usage in the future.

      That's because those uneducated idiots always like to blame someone else. The problem is that prices are going up all over the world. I live in Poland, and rent and property prices are insanely high. It's the same in all the big cities in Germany, the UK, Romania, Australia, and so on.

      Personally, I think it has been very much exaggerated by the media. Most people are not stupid and either they themselves or a family member of theirs have lived abroad and paid high rents in London, Amsterdam or Munich. Anger against a parasitic model of tourism is justified (against the model, not the individual tourists), and action is being taken in this area, but there is no point in getting angry at anyone who comes to work in a job that you are either not willing or not qualified to do yourself.

Have a look at some of my other property videos and I talk about specific areas of the country and challenges when investing in property here. I see the US house prices have been going crazy over the last few years too.

      @@MillennialsWithMoney Indeed. the only difference is that ironically, the taxes in the USA are much MUCH higher annually. One of the biggest myths about the EU vs the USA is that the EU has a ridiculously high tax burden when in reality our property taxes and sky high insurance costs actually are more of a burden adding up to way more out of pocket expense to owning property in the USA vs. EU (well at least from what I am seeing in Spain)

      When searching for "hipoteca 95 / hipoteca jóven" in Google, the banks that come up are Ibercaja, Santander, BBVA, Unicaja and ING. The first two in the list were the ones I first heard that were doing it. It's certainly a lot of money considering one also needs to put aside around 10% of the property value for ITP/VAT and other closing costs. Thanks for watching Chinedu!
