Regarding SOP implementation, importing SOP’s into your job management system is the best case scenario; this makes them accessible to team members in the field. The greatest challenge is storing them yet making them accessible for use. An alternative is a cloud based filing system eg. Dropbox or Google File.     this is a 'mickey mouse' use of chatgpt. ChatGPT can do WAY more for contractors than generate letters/questions/emails. You can use it to create more accurate estimates, scheduling etc...THAT is where the difference maker is!

    Hi Max You mentioned you markup to 45% on renovations. Is that materials only, so cost of materials plus 45%??

      Hey Paul, thanks for your question. We apply markup to materials and labour. The markup we apply is possible as the perceived value and the client experience is at a high level, and because we have a defined preferred client profile, our clients are focusing on quality and reliability and therefore are not as cost focused as other clients. So Paul, if you are wanting to create more profit from your jobs (which I know you do), then work on your value propositions, features and benefits that separate you from your competition. And then move your profit margin percentage up a few points as you move forward. And yes, your goal should be a mark up percentage of 45% which will give you a gross profit margin of 31%. ⚠️ But remember, it’s not how much you make, it’s how much you keep. Keep a good eye on your Fixed Expenses! Hope that helps! 🍻👍

    Never seal the bottom of a window. It will trap water and keep it from running out.

    Hi Max Hey when your pricing a renovation and there are unknown things like the state of the framing behind the linings etc how do you deal with that?? Cheers Paul

      Hi Paul, assuming your using a fixed price or lump sum contract, one thing you can do in your estimating process is to use cushions or contingencies for challenges that, in your professional opinion, may require extra labour and/or materials. To help with your assessment of this, factors like the age of the home, obvious adverse things like roof leaks or water leaks from wet areas ie. bathrooms and kitchens (it’s worth investing in a good moisture meter for assessing this type of concern) is a good place to start. Cracks in brickwork, masonry of concrete might mean you will have to include exclusions in your contract to ensure the client doesn’t expect you to cover that repair as part of the renovation if it’s outside your quoted scope of work. And it also prudent to have a “cost escalation clause” added to your contract to cover large material increases. I hope that helps.     Thanks for the tips Max. All very relevant re a tidy and organised worksite which used to be more common than it is now. We have what we call the Wow factor which is when a client arrives home to their renovation we want the first thing they say each & every day - Wow!
