Use to work summers in Swansboro. Life in a swamp. Deerflies are the thing I remember most. They kinda suck.

I lived in this house during the fire...I was left asleep inside, I woke up and ran out the front door to see my family leaving the driveway, they didn't know I was home....this house haunts me still

Sounds like the Buyer got his feelings hurt by the Counter, why else walk away over such a small amount.....especially without making another Counter. Perhaps the Seller could have Countered with original ask and offered $2,000 Closing Costs. If Buyer still balked over a $2,000 gap, then both Parties and both Agents could pitch in $500 and go to Closing.

As a buyer I have had the unpleasant experience of a seller raising the price by 8% without even responding to my offer made the previous day (their home being only 2 weeks on the market). Unfortunately, the home was already at the top of my price range so I had to let it go. Several weeks went by and the home is still listed at that higher price. Go figure.
