    I expect tens of thousands of SOCAL residents whose homes have been destroyed by the wildfires to relocate to Idaho and the housing prices will rise significantly this year and next year.

      I don't think prices will rise here in Idaho because of the fires in California. For that to happen we would have to see thousands of people moving from the Palisades to the Treasure Valley. While we may see a little bump in our population because of the CA fires, my guess is the majority of the people who were affected will stay there. CA is very different from ID in climate, lifestyle, politics, etc., so I suspect a lot of the people will rebuild in CA.

    I saw your original commentary, and it was quite excellent. I've been following the situation since that horrible day. May I offer a slight correction, regarding what you said at 5:29 ? AFAIK approx. 379 soldiers were killed on Oct. 7 2023, and the figure of 728 that you cited was the total number of soldiers killed as of Oct. 7 2024.

    College Hunks hands down! As a renter who moved here 5 months ago with a $3-4k rent budget please avoid renting from commercial company based landlords. This included townhomes and houses and I would love to give names specifically but my husband and I have had to sign an NDA. New homes and townhomes are to avoided at all costs. We ended up finding a private owner renting a beautiful home in Kuna after experiencing the nightmare of Meridian. Stay away from Ustick at all costs! It resembles mad max with 12-14 year old boys playing motocross right outside your home and I wish I was referring to children and not the boy men that have been attracted to the free living lifestyle of Idaho.

    We've bought a few places over the years and despite my best efforts, I miss something every single time. Not an expert for sure. If it's not the foundation, it's termites. If not termites(not in Boise), it's the sprinkler system not buried deep enough. If not that, it's amateur wiring in the backyard. The list of things is infinite. Home inspectors can't catch everything either.

    What percentage of your clients are from CA, Or, or WA. Nobody that actually lives in Boise can afford Boise housing prices on Boise Salaries. Also, is it all boomer wealth? Millenaials and younger can't afford anything while boomers have their 3rd or 4th house.

      I know housing affordability is a bummer. A lot of my clients are coming from the three western states. I don’t think we can pin the blame for the steep price increases just on them though since houses have become unaffordable everywhere in the US. A price correction would be nice.

    Excellent vid. Benji, with one big exception. You might want to reconsider the Carhartt part. "American workwear brand Carhartt found itself in the crossfire of the culture wars after a letter from the CEO informing employees the company will continue to mandate coronavirus vaccinations leaked online, drawing both support and ire." I have a ton of Carhartt stuff that I'm not throwing out, but I did pull all the Carhartt squares off.

    Boy, I know about the dog thing. We had neighbors move in and they have a dog literally named 'Hades'. It barks every time I got into our backyard and hits the fence sometimes. I think we'll have to wait for it to pass from old age before selling. I don't think there's any way to get them to change their dogs behavior at this age. So I get you there!

    This is a very interesting video. 👍👍👍 If a buyer makes a contingent offer on a new home, and the buyer isn't able to fulfill the contingency (for example, sell an existing home), would the buyer receive his earnest money back?

      Thanks! It depends on the builder/contract. I usually see either of these two scenarios: (1) builder says EM is non-refundable for any reason, (2) builder gives buyer X number of days to remove contingency (ie, buyer has to get his house under contract by certain date-usually not more than 1 month from getting in contract). If buyer fails by that date, contract is voided and buyer gets EM back.

      ⁠@@audiophileman7047if the contract says non-refundable, then there is no grace period. The buyer has to close by the close date and if he doesn’t he loses his EM. In other words, the deal is based on the assumption the buyer will sell his house on time. If it takes longer than expected to sell, a back up option is for the buyer to qualify for a mortgage without having to sell his house so that he can still purchase the house and sell his old home after the purchase.

      Hasn’t really affected us since we’ve been using buyers representation agreements for years. Since commission isn’t displayed on MLS anymore though, I need to call the agent directly to find out what commission the seller might be offering.

    The Fed waited too long to cut interest rates. If we're not already in a recession, it is very likely that we'll be in one as we go forward. Recession means downward pressure on the real estate market in most places. Many analysts don't believe that lower interest rates will pull things up any time soon. The bond market interest rate will determine the real estate interest rate, not the Fed funds rate. Depending on how our continuing preparations for sale of our existing home go, we will probably be looking to buy in the TV during the winter. At least right now, our small market is in a strong seller's market, but we're definitely seeing some cooling. Election chaos could temporarily cause some problems until the swearing in of a new President, and we don't relish the idea of moving to the TV in the winter. We plan to move as soon as we can. We'll tough it out come hell or high water. Tough times never last; tough people do. 💪👊

      It can be colder weather when there's an inversion, so I guess there's a higher chance of ice on the road. But other than that it's not significantly more dangerous.

    Most people don't live the austere life that you live, Benj. I applaud you for cutting your expenses, but the total cost will be a lot higher for most people. I always hear how taxes are low in Idaho, but nobody ever talks about how there's a sales tax on food. One positive thing you can say about California is that it does not have a food sales tax. Overall, it's pretty clear that it's a little less expensive to live in Idaho. 👍👍👍

    Be accurate in your information. The inflation has taken time to come down just the same way that it took time to go up. Joe Biden inherited a RISING inflation rate because of the insane amount of money Trump’s administration injected into the economy during the pandemic. Additionally, it was Congress who voted to give so much money as pandemic relief. Were they pressured by Trump? Yes. They still chose to do that. Biden’s admin had nothing to do with this.

    Wow Benj, you are an inspiration to us! I love your frugalness and how you budget! Even though inflation has gone through the roof (yes, all due to Biden!), I think you are spending way less than the average American, even those with much smaller families! Yet you and your family still enjoy life! Coming from CA, we’re already finding living expenses much cheaper here. No regrets on our decision to move here (and choosing you as our realtor!) 😊Our goal now is to live simpler and have no mortgage in a couple of months. We couldn’t do that while living in CA. Thanks for this video! More people should live by your example! We’re certainly going to try! God bless you!

    Man, I think you're probably getting by for less than my mom living on her own in Weiser, ID. Definitely less that my own family in SW Austin where electric and trash can run north of $250 a month during the summer.

    This is a tough one for western states. The Feds control most of the land. California, I remember political ads in the 80s on feds trying to send water rights to CA from Idaho. Not sure how that worked, but it was a thing. The reason this is a thing is California has overwhelming influence over federal policy. edit: you covered the water thing! Guess they're still at it.
