The traffic is completly out of control!!
Yeah traffic can get bad on Main St and on 65. Luckily I have figured out all the backroads so I don't get stuck in it very often. Do you live in Spring Hill?
@@Matt.Bogosian Been here since 91 originally from Detroit area. Oak Lake subdivision.
@@VallRoginski nice! You've been here since around the planty opened right? A lot of the locals say that's when the growth problem started. It's been nothing but non stop growth every since that plant opened up.
@@Matt.Bogosian My father in law retired from GM. We've seen all the growth, it's crazy!
@@VallRoginski yep for sure. I guarantee it will continue to spread further south as well. Buy up some land now while you can. haha
Oh, you should see it in not in the winter. I mean... wait.. No. Never come here. Columbia is awful and noone should move here. Ever. IYKYK

you guys are drivng so fast. It's just you talking and fences. It would be great to see what the heck you are talking about.
Sorry about that. I appreciate you watching though.
Shhhheeeeeesh
I know Frank it’s definitely not cheap property. That land holds a lot of value in this area though.
Thank you...!
You’re welcome! Thanks for watching
Our PG&E bill for our 2300 sq ft home in the summer in Northern CA, A/C kept at 77F, with a 20% discount was around $700/month. With our house here in Columbia, 1900sq ft, AC kept at 71… all of our utilities combined have never surpassed $200/month. We are in heaven. 😂
Wow that's a huge difference! I hope you guys are doing well.
Hey Guys I have a Question !! Does anyone know of any gas stations Locations besides the Shells at the entrance of The N-Trace off of hwy 100 ..
Charles I don’t. My parents actually drive the Natchez up through MS when they visit and they said there aren’t many places to stop, gas up, or eat.
If you have a plug-in car, you can get a lower rate for charging at certain times of the day. We did that for a while. It helped a little bit. Another issue is that there might be power shutdowns to prevent possible fires due to dry conditions and power lines. No fun the last week when it was over 100 degrees and there is no power.
This is true that the rate is higher in CA, but the income is generally higher as well. The job market is much better in CA than in TN. For example, registered nurse makes 151,640 a year in CA compared to 70,900 a year in Nashville.
Thanks for watching and I appreciate your input. I’m just talking about electricity though. We could go back and forth all day long comparing all the different costs, taxes, fees, and incomes.
Heard good things about Summertown metals . After I retire from UPS next summer maybe I'll reach out for a parcel to build my own Barndo on. Good mix of wood and stone in that one but sure more land than I can afford
Yes they have a realy god reputation and seem to do a great job.
This is absolutely true! We left nor cal 2 hrs ago. Our 1500 square foot house was on average 275 a month. Easily 100 more during summer.
Thanks for watching Melanie! Did you move here to TN?
Tell us pleaz about property crime in Tennessee 😢😢😢😢😢😢😢😢😢😢😢
I’ll do some research and see if I can find some decent resources to get some information for you. I’ve tried in the past and it’s not easy to get the information and know what is what.
Thanks a lot Bro

Thanks for watching Joe! Every comment and view helps the channel. 💪👊🇺🇸🇺🇸🇺🇸
Funny I have a neighbor from northern Michigan here that when it snows here last year she ended up in a ditch at the bottom of a hill lol my first reaction would be hows that lol but I wasn’t that mean about it I went to help her . She said they don’t have hills up there like we do here lol makes a world of difference driving in for sure . She also said in flint Michigan, they get cold but not bone cold and I was like what lol most people think Nashville is hot year round and often ignore the fact we get 4 seasons. But I love it not to cold and not to hot like Florida either ❤
Yes exactly! I grew up in MA and the roads were so much better during and after snowstorms than they are here.
What a good channel i hope it gets more attention. Keep up the good work 💪
Thanks man!
NCC is a great place to sell a car too
Yeah, that’s a good point. You would certainly get a ton of eyes on it.
I live in Chapel Hill. Was born and raised here and it's very peaceful. If you would've went right on Pyles 26:12 you would've passed my neighborhood. Chapel Hill is basically on a big flat rock lol. And we have 4 dollar generals... What bike do you have?
Hey Ethan, thank you for watching and commenting. In this video I was riding a KTM 690 Enduro. I actually ended up selling that bike though.
The South Eastern Truck Nationals (GM) is this weekend, July 12-13 at the Wilson County Fairgrounds. Also July 25-28 is the Tennessee Trans Am A-Rama in Gallatin.
Thanks Craig! I bet that Trans Am event will be pretty cool.
Great synopsis of the event! The whole NCC team works hard to provide a great event each month.
Yes they do a really great job.
Isn’t this a TH-camrs house I swear I’ve seen this house before
It’s not. I don’t think you would have seen it anywhere else except for on the MLS and real estate websites.
What’s available in July 3, 2024 for $400,000?
There are actually quite a few options. I am kinda surprised. Here is a link. go.realtracs.com/1HeKg0h
Well only because there is a 13,400% chance of even being in a car in the first place. Now, if nobody ever owns a car and we used tornados to commute with, then i guess there would be a 13,400% chance of dying in a tornado than in a car, right? How many trailer parks get destroyed in a car accident vs. destroyed in a tornado? Lets compare apples to apples.
Dying is dying. I don’t think it matters how it happens.
Retired and planning a move to TN around the end of the year. My reasons are as follows: 1. California government has lost their minds. This liberal political environment is destroying the economy. It has (in the last twenty years or so) become devoid of any common sense. Very "pro-crime" state, pushing harder each year to give rights to criminals while failing to protect victims. 2. Anti-constitution. This state continues to systematically trend away from the provided liberties of our founding documents. 3. Overall cost of living. Nonsensical fees, repetitive tax increases, skyrocketing costs of products and services, make it financially prohibitive to continue to live here. 4. Real-estate. With inflation out of contol federally, and costs up in every venue, the bloated California housing market provides no prospect for future value in home ownership. The engorged housing market is on track for a huge drop/failure sooner than later. My time to sell my home and move is limited and I do not want to miss the window. 5. I was stationed at Ft. Campbell KY many years ago and visited Tennessee several times, falling in love with the beauty and people. I currently live in a desert, and would love to have that Tennessee experience again before leaving this world. 6. Outdoors. I would love to take advantage of Tennesees regional hunting and fishing. Enough said there.
Thanks for watching Jeff and I really appreciate your input. Sounds like Tennessee is going to be a great fit for you.
Thompson station is solid but there’s several decent towns in Tennessee. But with everyone like myself trying to get away from the crowded coasts, we’ve ironically made Tennessee a little to crowded for my liking. Maybe I’ll just go to Alaska lol.
I agree it is definitely starting to get a little bit crowded. I wish that some of these smaller towns that were further out would evolve a little bit and become better places to live. Unfortunately, in my opinion, these towns and cities really start to go downhill once you get past about 45 minutes away from Nashville.
@@Matt.Bogosian that’s unfortunately kinda true.
Ohhh no!!! I cannot believe you picked this!
Why can’t you believe it?
This was really cool. Not sure why it popped up but glad I watched. I live in College Grove too.
Thanks Steven! I appreciate you watching
I know a other place that might be good for mountain bikes
MEMPHIS, TN
We moved to Tennessee four years ago. We rejected Thompson station and purchased a very nice house in Hendersonville. Hendersonville has a lake. Our boat and Waverunner on Old Hickory are 10 minutes from our house. Thompson Station does not have a lake. The closest is Percy Priest which I believe is at least 30 minutes away is not further. The very best cities in Tennessee have a lake.
If having a lake is your top priority then Thompson’s station would not be a good fit for you. in my experience having a lake directly in the city or town you live in is not a huge priority for most people. Most people come to me looking for great schools, a small town feel, close proximity to good shopping and dining, close to good healthcare, and a tight knit community with good values. Thompson’s Station delivers all those things.
@@Matt.Bogosian Hendersonville has that too. Awesome Authentic Mexican, Thai, Chinese, Pizza, Hot chicken, Steak and BBQ. Schools and a small town feel. I'm 3 minutes from a boat ramp and old hickory dam, about 4-5 minutes from the interstate and about 20 minutes to Nashville.
What about the field trips?
They do several field trips a year. Usually it’s to places like the science center in Nashville or I think they even go to some type of farm type places as well.
I’m from California, LA County, moved here to Tennessee 3 years ago. Absolutely love the 2A freedoms I have here. I’m still astonished by all the things I can have.
I like the smaller towns out on the highland rim, like Springfield, Pleasant View, Ashland City, Fairview, and Dickson.
Those are great little towns. I need to take a ride up to Springfield and Ashland City and do some exploring.
I ran Cain Ridge and it is great and it can be fast.
Yes it’s a great trail. I’m glad we have it as an option. Thanks for watching
$3 mil? No wonder its still for sale. That should have much higher end finishes for and asking price like that.
Yeah it’s probably a little steep but I will say the entire property is beautiful. I understand why he is not letting it go for too cheap.
50+ acres is a lot by itself though. Last I looked land wasn't to cheap.
Doesnt appear that the new home developments include single stories. I have seen some single stories but they have a door and a single window out front😢 are there any developments where you can buy a lot and have a house custom built?
I don’t know of any where you can have a home custom built. Most of the builders have predetermined floorplans and you have to choose one of those.
If you have to ask what's the appeal, you don't deserve to live there
Thanks for watching David.
right next to it is spring hill n Columbia where theres no true Tennessee native but all gdys haha

Love TN but I will stick to East TN/Smokies to relocate!
That’s a great area as well. I spent five years in Knoxville and really enjoyed it. It was just too much of a college town for me though so I needed to get over to Nashville.
That's why I live in Bristol TN

Any ideas for things to do on Fathers Day weekend?
I have always struggled with Fathers and Mothers Day. We can never seem to get everyone in the family on the same page. I like going on hikes and getting outside. Maybe head over to Chickasaw Trace Park and hike a little bit and then have a picnic somewhere in the park.
It's obvious why people move here. The lgbtq, transgenderly confused & those thatvwantva gay marriage move out ofvtheir states to Kalifornia. You got to be a liberal to be that way or tolerant of it. The disgusted red voters & moral folk are all coming here. The youngins here caught on to wokeness & end up leaving because we polluted their minds with all that filth which is why you see more older folk in these counties. That being said, if youre a Christian, moral & republican from Kalifornia you have learned tolerance, we aint tolerant here so make sure to get that liberal tolerance out of your system before settling here
What famous persons live there?????
Faith Hill, Nicole Kidman, and Keith Urban. I know there are others as well.
Recurring theme of people being kind to other people. In Tennessee you are raised on the Golden rule which goes as follows "Treat others how you would want to be treated" This is way we open doors for others and are kind because we expect it in return and those good vibes just circulate into a great place to be, God Bless TN
Good video. How does value assessment work in Williamson County? Is a home automatically assessed at its sale price when the assessor performs their five-year assessment? What about larger acreages? I've heard about something called "land use value" for properties over a certain size. Thanks and keep up the good work!
Hi! We are considering a move to TN for acreage to start a homestead. DREES homes has come up as an option. Trying to get some realistic expecting for lot preparation costs. What should I be prepared to see for that figure? Thinking septic, well, land clearing, and electric from the road.
Hey Corey. Those costs can vary quite a bit depending on the property. Some septic sites can cost $20k and some can cost $40k. I think if you budget about $75k that should cover most scenarios. Drees will give you a price for that stuff though.
@@Matt.Bogosian thank you that’s helpful!
Hi, I live in Dickson County, TN. In an apartment. My neighbor shot his 45 pistol today through his kitchen floor. I live above him, and he could have easily shot it through my floor (his ceiling). He is an alcoholic and has shot himself in the shoulder a few years ago. My question is, do you know what the law is regarding firearms and apartment living? I'm researching and can't really find anything. The manager/landlord here isn't exactly "by the book." It's a low income apartment complex, if that matters. I thank you for any information you may have 🙏
Hey I’m sorry that happened. I’m not familiar with what the laws are regarding that.
@@Matt.Bogosian Thank you for replying back! I appreciate that. I really like your channel 🩵
A fair assessment of Spring Hill but it is biased toward the Williamson County side. Property taxes are significantly higher in Williamson County than in Maury County, which explains why the schools are ranked higher in Williamson than Maury. Overall, Williamson County has one of the best school systems in the entire state of Tennessee. Similarly, homes are more expensive in Williamson County compared to those in Maury County, but the prices in Maury County are catching up. The main problem with Spring Hill is the traffic (and I am not referring to rush hour traffic) which has increased significantly over the last 20 years and the June Lake development only means more people will flock to the area adding to congestion, despite the new I-65 exchange. Cheers!
Thanks for your input Adam, however I don’t think the property tax rates are much different. Below are the Williamson County vs Maury County property tax rates straight from the city of Spring Hill. Tax Rate This year’s (2023) tax rate for Maury County will be 0.739 cents per $100 of assessed valuation of taxable property. This year's (2023) tax rate for Williamson County will be 0.739 dollars per $100 of assessed valuation of taxable property. Now the homes are worth significantly more in Williamson County especially when you get up to Franklin and Brentwood so they definitely are collecting more money overall. But the rates are similar.
@@Matt.Bogosian Thanks for your reply. I wonder why then the Maury County schools in Spring Hill rank so badly in comparison to the Williamson County schools in Spring Hill. I guess Maury County has decided to pay its teachers less than its neighboring county. I have lived in the Maury County side of Spring Hill since 2007. I bought a home here because I could purchase the same house for $100,000+ less than in Nashville. I don't have children so schools were not a real concern of mine, but if they had been, I would have decided differently (probably bought in Franklin) or sent my children to a private school. At any rate, I enjoyed your video; you cast a positive light on Spring Hill. Thanks!
I’m not sure why although I suspect it has to do with money. It’s too bad. I wish they were rated better. Thank you for watching. I really appreciate it.
go big or go home with this one!
You aren’t kidding! It’s a big home, a big property, and a big price. But it’s absolutely beautiful out there.
