    This needs to happen. When we moved our family from Oak Hill to Dripping Springs in 2000, there were only three stop lights along US290 over that 13 mile stretch from Scenic Brook to RR12. It was a pleasant drive into Austin (except for the "Y"). Over time, more and more stop lights were added until that trip became miserable. One of the primary reasons that we moved away from our home in 2020 was because we saw no significant infrastructure improvements coming, and the population was exploding. All traffic funnels through the intersection of US290 and RR12. Whether you're traveling east/west along US290 or north/south along RR12, plan on delays. There's really no good way around that choke point. Also, whatever they're planning should extend past McGregor at least.

    These builders have had the same prices on their homes for months despite the recent downturn in prices. Can you comment on what percentage off the base price is realistic right about now?

    • @livingindrippingspringstexas
      @livingindrippingspringstexas ปีที่แล้ว

      Hello! Yes, it depends on the builder and how many people are coming in the door to view homes. New home builders first give either extra design money or flex cash towards the rate buy down, then additionally a lender incentive (for example a fixed 5.5% rate), and if homes still are not selling with those incentives they start taking offers that are lower in price. The best time to get a “deal” on new construction is Nov-December because the builder is trying to close out the year strong. They use incentives instead of dropping the prices to protect the values of those who went under contract 6-8 months ago on new builds. I just got one under contract for $15k less.

    • @livingindrippingspringstexas
      @livingindrippingspringstexas ปีที่แล้ว

      It depends on the community though. Local realtors should have a good pulse on inventory levels and supply/demand in different neighborhoods. One neighborhood is overbuilding and not selling as much, while Heritage is very popular right now.

    IF that is truly how your property taxes work in Texas than you need to fight for reform. In more parts of the world property taxes are dictated by a city budget divided by total property value. A rise in average house price would not equal a rise in taxes.

    • @livingindrippingspringstexas
      @livingindrippingspringstexas ปีที่แล้ว

      Yes, we have never seen property values double within a year or two in Texas and a few months ago Greg Abbott signed a new bill into law that cuts property taxes for next year. gov.texas.gov/news/post/governor-abbott-signs-largest-property-tax-cut-in-texas-history

      @@livingindrippingspringstexas Do you not have assessed values for property taxes? None of the bills in that link will address the issue you described. Seems weird to me to have a State law offset or dictate municipal taxes.

    • @livingindrippingspringstexas
      @livingindrippingspringstexas ปีที่แล้ว

      @@MrWookie1981 Yes, Texas is a non-disclosure state so the closed prices of homes are not shared with the public and the assessor has to guess the values since they can't see the closed sales numbers. Although there is speculation that someone gave them a login to the MLS and they were able to see the closed values. The county assess the properties values, but because so many people moved here when inventory was so low and bid up the homes by hundreds of thousands of dollars multiple times in a row it inflated the entire area's appraisals and then tax valuations shot through the roof. They have recently been able to protest them down now because as the rates were raised it sidelined so many buyers from being able to afford the homes that they could have afforded with 3-4% rates and so now prices have been coming down since last fall. I imagine next year everyone will protest them down further. The local CAD website was actually down the first few days you could protest because everyone was protesting all at once. The governor raised the homestead exemption amount to give a tax break to people in their primary residence. Dripping is so tax rich that they have to give much of their school tax revenue to "recapture" to help underfunded schools in the state.
