I inherited 3 houses we use to rent also but u really need money to make money repairs tax’s & renters that stop paying rent the upkeep on utilities home insurance costs renters damages at times owning a home is a job! Not counting court hearings to go to if u need a renter out n u hardly ever get anything out of them for back rent not paid or damage to ur property

I'd love to know why anyone would take a lender's advice when their business is literally to lock you into a long term payback scheme where they make money, the bank makes money and perhaps your equity will grow in ten years. The process seems stacked against the consumer.

You forgot to mention that you must live in the unit for a minimum of 1 year and using FHA loans to acquire multifamily properties, claiming to occupy one of the units as a primary residence and not occupying it for at least a year, or not at all, is one of the most common forms of mortgage fraud with FHA loans, and is a Class C Felony with fines up to $1mill and 30 years in the big house. Your important recommendation to only use a lender who understands the "nuances" of these loans is... interesting. The purpose of these FHA loans is not to provide loans for people to buy investment property, it is to allow people to buy a home that they could not otherwise afford, because they can subsidize their payment with the rental income generated. There are no FHA loans "For Investment Property", they are always for primary residences, but they allow multifamily dwellings as a property type - which can help people live in their home essentially for free, but again, not for the purpose of buying investment property.

There’s a holdout right now from sellers dropping prices because they think the rate drop is going to move homes. It’s not and in about 30 days the price drops will start.
Great point! As mentioned in the video, the recent rate dip did boost purchase activity. With many buyers waiting on the sidelines and a housing shortage, it's hard to predict how prices will adjust. Thanks for watching and sharing your thoughts! 🙂
What or which markets are you referring to, @richardinglett6628? In the Phoenix/Scottsdale market, closed prices continue to remain stable and/or rising, but the list to sales price ratios are having wider spreads - so sellers typically start a little too high over where the market is at, but they will still close higher than a year, or even a month, prior depending on condition and property features.
Home values are declining in every state.

As is mentioned, it varies, but largely; pricing is holding or still increasing due to the housing shortage. As rates fall and competition increases, we can expect prices to follow upward.

I thought title fees and doc fees cannot be included in APR according to TILA?
Excellent guide! Two additional thoughts. First, if the builder’s preferred lender cannot perform for a buyer but a separate lender can, then often the builder will extend the same or similar incentives for the new lender, but you (or your agent) need to ask for that. Also, you can have a separate new construction inspection performed by an outside/third party inspector, typically at various phases (framing, dry wall, pre-closing) but certainly prior to the “blue tape” walk-through; and it is usually a good idea to have a sewer scope done as a part of that.

Since it is pre-paid interest it typically doesn’t make sense for a buyer to buy down their rate further, unless it is needed for qualification purposes.

While I’m not a tax advisor (best to consult a tax professional), my understanding is as the recipient of a gift (homebuyer) does not have to pay taxes on gifted money received for down payment or closing costs. Tax implications primarily affect the person giving the gift, and even then, most people will not owe any gift tax unless they’ve exceeded their lifetime exemption. As of 2024, the lifetime gift tax exemption is $13.61 million.

From a home lending perspective in community property states, your spouse will need to either be on the Warranty Deed or sign a disclaimer deed, disclaiming their interest in the property you are purchasing.
