This was a great video very informative. If I recently purchased a house under a conventional loan and my wife is the co borrower not co signer, can she still apply for an fha loan for a quadruplex. We plan to have her live there for 1 year then we'll rent it out with the other 3.

Hi there If I use the second home as primary residence do I have to rent it out first one right before buy the second one or how does it work to lower my debt income ratio

Assuming you own, or have mostly paid off your current home, take out a home equity line of credit for a much as you can, and buy the 2nd home with that. You're borrowing from yourself, so you skip a lot of hoops the banks put you through. We did it, and we've owned the those for 13 years. Just gave it to our daughter.

I inherited 3 houses we use to rent also but u really need money to make money repairs tax’s & renters that stop paying rent the upkeep on utilities home insurance costs renters damages at times owning a home is a job! Not counting court hearings to go to if u need a renter out n u hardly ever get anything out of them for back rent not paid or damage to ur property
