great talk.....curious to hear the thoughts with new Trump admin coming in Jan. Typically he wants lower rates and he may bring back 100% bonus depreciation and expansion of OZ? Also less regulation on banks?
Most of the planned tax cuts are inflationary so 10 year Treasury has moved up since he was elected.

Thank you James. This is another super informative webinar as usual. It was particularly helpful to hear about how the great majority of deals trading right now are the A class larger deals. As someone who is shopping around for a B or C smaller deal (25 to 40 units), I’ve been struggling with the bid-ask spread. Sellers have really high expectations on the price for one reason or another, including trying to cover their floating rate loan balance.

Hey guys, thank you. But if you need to get better at underwriting, you shouldn’t be buying 200 units. Maybe a more easily achievable property?
James, thanks for the video. Good info. KC and Indy many B/C deals deals purchased 2021/2022 are getting BOVs at less than current debt. No pref returns were ever paid out to LPs and now all the LP equity has vanished. I think the syndication community, brokers etc..are underestimating the amount of pain and suffering that is coming in the multi space.

Great info! I reached out to you back in 2021. I sent you a potential deal in San Antonio; 6 doors. It was my first deal. I’m not sure what you saw or didn’t see with the T12, rent-rolls, etc., maybe the deal was too small for you but when I asked if you can get me in touch with someone if you were unable to help me, you ghosted me. Not even mad. Went another direction and closed on 22 doors in New Mexico in 2023… Still appreciate the content🫡

Hey James, thanks for the information. I’ve been following you since 2020. Bought a deal in San Antonio Tx and sold it 16 months later for a 40% return on equity. Times surely got crazy. Where can i look to find foreclosed deals, sold by lenders? Thanks !

Interesting. Blackstone says this is the right time to buy. Avalon Bay thinks they are getting a scarcity premium selling now. IMHO Blackstone is talking their book, trying to prevent further redemptions, and maybe even attempting to move the market with the sheer size of their investments. In the long run, however, Avalon Bay is probably correct that buyers are overpaying now for the opportunity to deploy capital now. I think the better, less speculative, course of action is to invest only where there is positive leverage which isnt available in most deals now. Thanks for the update James
JG thanks for watching and the feedback. It has been about 2 years of negative leverage and some investors have too much capital and are going now since prices have dropped 25%. Prices might still go down more, but most aren't anticipating another 25%.
@@JamesEng thats a good point. Still I think there may be a further drop that hasnt fully materialized yet due to the lag between transactions and appraised values, 1031 exchanges , etc. A 25% drop from when deals were trading at 3 caps is not saying much when rates are now 6%+.

remember when Blackstone announced that they were buying all the residential homes; thus, turning people to permanent renters??
Thanks for the video! Was listening to the Starwood call today for SREIT and similar points were mentioned. They have lost nearly 20% of value just from exit cap assumptions since Jan 2022. They feel we are at or near a bottom as well.
