Despite another year of high mortgage rates, lethargic demand, and a lot of naysaying Laguna Beach’s prime wealth measure, did what it does 78% of the time: go up. The yearly sold median - up from $1,090,000 in 2011 - rose $250,000 in 2024 to a record $3,100,000. The yearly sold median dollars per square foot - up from $642 in 2011 - rose $30 in 2024 to $1,535: the second highest print ever.

    There was legislation passed to enable the construction of the toll roads on land that the state owned, or on rights of ways reserved for highways. I strongly disagreed with it, but the specific language modified made toll road construction nearly impossible. The roads were heavily financed with Mello Roos tax fees. You need to account for the status of your proposal on people who may have obligations remaining. The MR taxes poisoned the real estate market up and down the 73, and I don't know if it has ever recovered. No Mello Roos was the only way you could sell things near the 73 right of way. I don't know if there was much MR on the 241 and 261, (and 133) since they didn't enable so much construction as the 73 did. Of course we all know who wanted that. The apparent deal with the devil was the preserve up on the 241 right of way. But there is still the threat that buildout will happen more than @ Silverado in the future. Just one big swindle, along with destroying the El Toro airport effort with lies, again for development.

    It is a beautiful Labor Day weekend here on Seacove Drive in Laguna Beach. I wanted to quickly give you my Take on August’s market activity before I set up my open house. There is no way to sugar coat it: August’s market action was disappointing and the market remains highly overpriced. Relative to July, the median price declined by over $200,000, and the number of closed sales was down by over 20%.The glaring statistic is that as of September 1st, current sellers want $1.1M more for their homes than August buyers were willing to pay. All of that said, one month does not make a trend and to be clear the long term Laguna Beach price trend is very much intact: the 12 month moving median price ended August at $1.765M - well above the 2015 median price of $1.7M. Likely, next month’s Take will be more positive: the median price of current deals in process is almost $400,000 higher than the median August closing price. A couple things before I go. Despite being the least expensive single family residence on the ocean side of PCH in all of Laguna Beach this home on Seacove is loaded with appealing features, including a pool, a double lot, private beach access to Table Rock Beach, and has this awesome view.
