It's incredible how a lot of us black people(the rich ones) intrinsically think a white neighbourhood(ladies out, yoga pants) is a good neighbourhood and a black/immigrant neighbourhood(guys out riding children's bicycles) is a bad neighbourhood. Years of white supremacy mixed with a massive dose of classism has fucked our perception of our poor brothers and sisters and it absolutely need to STOP.

This is absolutely true. As someone who used to work in property management, we had tenants who had to pay rent or utilities etc. The people we chased the hardest were the ones that wouldn't talk to us. If you start dodging calls or not calling back the concern is you have no intention of paying. If you call and explain, set a new payment date, perhaps arrange a partial payment, most places will work with you.

Wouldnt the lack of inventory today imply increased inventory in the future? And if so, put pressure on your home's appreciation?

Factor in the cost of money to buy said home (interest and local property taxes), and the argument against buying vs renting begins to make more sense for the majority of people.

Buying a FHA house is for suckers or feeble guys that can't work with their hands. Buy a foreclosure with a conventional mortgage and fix it yourself. It's a for real get rich quick scheme. I bought a house that had 110,000 in equity in it the day I bought it because I knew how to run 30 ft of new copper pipe. Don't listen to anything the bank says about plumbing issues inside a home that's foreclosed. The property preservation guys do not get paid to fix leaks so a lot of times if there's a minor league they'll cut the water to the whole house and say the whole house needs to be replumbed. I went and looked at two houses that needed all new plumbing and I bought one and my friend bought the other and we fixed the plumbing in both houses for less than $500 when the estimate for each was 20 and 40,000 respectively. If you buy a FHA home the only equity you'll have in it is the money you put in and you'll be dumping a hundred bucks a month into PMI for no reason. If you can save 10 grand then you can save 25 grand and buy a house with 20% down.
