I was a FSBO seller. After some research, we got an MLS# and our first line description was that the buyer agent got at least half a percent more than they'd usually get. It also helped that we had already moved out. I staged our house and left all the warranties near the appliances as well as having a binder of info about the house, snacks, etc.

I can see how this could be a valuable tool for sales, but this is what it can’t replicate or offer to a buyer. The smell of the environment, the feeling of the environment speaking to the individual saying this is home, the atmospheric light of the environment throughout the day and season. What are your surrounding environment energy being given off. These are the things I take into consideration when evaluating a prospective home.
