Are they talking about tomato sauce from a can? Because that goes in the pantry, it’s in a can. ( Or are they talking about ketchup because they sound Australian, In which case put it in the fridge, it says to do so once you’ve opened it)
Fridge, it even says on the packaging to store in fridge once opened…
Fantastic and…remind them to insure the property immediately upon signing not the sellers responsibility after signed…
That is a great point - the property is at the seller's risk from 5.00pm the first business day after the contract date! Thanks for sharing @bushturkeys!
That food looked good 😮
It was delicious 😋
Ha ha George, nice headwear!!! :D
Taxation is theft
Hello there, I have analyzed your TH-cam channel and found out some problems, do you want to talk about it for a while?
WTF
Pepsi and coke taste the same dude no one can convince me otherwise
Actually if your taste buds worked you'd know coke and bepsi tasted different.
nah they dont 😂
Almost first try
We need to cap the increase too.
Well, i have an issue with the neighbour's trees. There's nothing to dispute. The roots are all through the driveway, other gum trees have already caused damage to cars. I can't put in a new driveway because of these trees. The people on the other side seem unreasonable.
Don't people see the danger in this? The Government telling you what you can and can't do with your own property? That you bought with your own money, that you worked for and paid taxes on and are still paying a mortgage? Your own property hat you have worked hard for, and still are paying taxes and mortgages on, to hopefully leave something for your kids. This will not help renters. Bearing in mind, landlords never raise rent more than once a year anyway. Some never even in 10 years. This is just another move by Government, to control every aspect of our lives. Cost of living going up, interest rates going up, property owners then have to sell. Less rental properties. Government needs to either increase pension or pay half the rent, not punish people who are providing the housing.
im a plumber and i luv trees, they have kept me employed for years, every customer gets a free rubber tree.
"just concrete your backyard"...haha! Thanks for the great advice as always.
How come conveyancing only exists in Australia
Came across this channel by accident. Subbed tho for aussies
Same😂
You guys are the best 😎 thanks aussies!!
Very useful to understand my settlement statement
If i buy a property that has paranormal activity. I now own the paranormal activity. The ghost are all mine muahahahaha 😂
😂😂😂 show the ghosts who’s boss 💪
PERFECT!!!
Imagine still thinking you actually own the land you spent your short life working on to pay off is actually yours.
audio way too low

Excellent video, thank you. Serious question, how does this benefit tenants if rent can still be increased every 12 months?
Hi - it means the rent cant be increased during that period, so if a new tenant comes along to rent the property during that 12 month window, the landlord cant put the price up.
@@empirelegal I see what you mean. Less incentive to push out tenants just to increase the rental price
Been good tenants for over three years and shit sour be that on money boo. Bloody hell
By by by what about tenants rights
I’m not so rich bloody rich and I’m poor wtf
What about the fact of rents being frozen because landlords will put it up heats every 12 months these laws will do nothing for the tenants not at all
❤
Ok i will come Home
I also very much dislike dogs and I grew up with them all my life and never thought i wouldnt have one. They have no personal space awareness. Most people also do not have an ounce of an idea how to train their dogs. Other people do not find your dog as cute as you do.
But.... dolphins are family of whales
That's true, but you wouldn't point at a dolphin in the wild and call it a whale. I think she was just trying to say that orcas are more genetically similar to what we consider dolphins than the types of whales most people think that they are closely related to.
@@purpleheadache6455 true... but technically seen... orcas are whales because dolphins also are closely related to whales. So they kind of are whales
Hahaha
🫶🏼
Fun fact: no insect has lungs. They all absorb oxygen through small tube like structures throughout their body that are directly connected to the outside
Uhm

Hi Jason - are they leaving the car parts on their property or your property?
@@empirelegal common areas
@@jasonwilson8042 Is it a community title scheme ? If so, you will need to contact the Body Corporate, so they can let the lot owner know they cannot put chattels on common property without permission.
Appreciate the updates :)

This gives "we have drinks in the office on Friday afternoons"
You bet 💅🏼
Very informative, I didn't know about this topic previously. Thank you.
Thanks for taking the time to leave a comment Ben! Yes it is an area that gets overlooked - good bang for buck in my opinion to be protected from what could be future high ticket items! George.
Great video - just a quick question please: At what stage does the EPOA need to be registered with the Titles Office? Before the Form 6 is signed, or before a Contract of Sale is signed, or is it ok so long as this is registered prior to settlement?
Great question - it needs to be registered before any documents are lodged with the Titles Office, as it requires a Dealing Number to be issued from Titles - so before the transfer of land (settlement) takes place.
very well explained, thank you.
Glad it was helpful!
