Los Angeles Architecture I Homes for sale & tours
Hi, I’m Mark. I’m an architect-turned-realtor. Join me as I explore some of LA’s most unique and influential architectural homes. For me, the most mind blowing thing about being an architect-turned-realtor is that I get to experience architectural homes in real life that I only ever studied as a full time architect. And, I get to help people buy and sell them too which is even more thrilling.
I graduated from the USC School of Architecture and practiced architecture at various firms for 10 years. Eventually, as my interest in real estate grew stronger, investing in 2-4 unit multi-family properties began to grow stronger, I became a realtor with a focus on architectural homes for the past 10 years.
Combining my two passions, architecture and real estate, gives me a unique perspective that I love to share with people.

BUFF & HENSMAN'S Rapor House (The Conrad Buff Residence), 1977
A gem of a house designed and built by Hensman and Conrad Buff III for him and his wife Libby. In the foothills above Pasadena, this house is compact and straightforward with imaginative use of the space.
As you arrive at the motor court, the main house is hidden. Entering a stained glass door and climbing the stairs delivers you to the pool court and the front of the house.
A bridge across the pool meets a large covered loggia that is followed by the dining and living areas.

Same!
It burned down in the palisades fire jan 2025 rip
It did indeed 😪
Did it survive the fire??? Please say yes!
Yes. The Hunt House was unaffected.
@@markhmendez Thank you.
An actual tour of the house in its entirety would’ve been much better than standing in the doorway and talking about it, with an occasional glimpse of the interior.
@@ronaldmartin2304 Hi Ronald… thank you for comment and I completely agree. Our last home tour walks through the space and that’s how we intend to present our tours moving forward. Happy New Year 🙏

I wish I knew what this meant but I don’t game 🫣
"One of the main things I learned from Frank Lloyd Wright".... how many people can say that?
And Lautner was likely the most successful student… not by monetary standards but by his body of work!
Beautiful stewardship of a piece of livable art.
Couldn't agree more.
Great video because I learned so much!
Glad it was helpful!
This was so informative! Thank you!
You're so welcome!
My favourite of the case study houses.
One of mine too. I’m on the fence with the Stahl House.
I want to see Brett Waterman work on one of these. He has total respect for the architecture and the craftsmanship that created them.
I’m not familiar with his work, but thanks for putting on my radar!
Frank Lloyd Wright. FLW
Yup. Frank Lloyd Wright Jr. - Commonly known as Lloyd Wright.
Gorgeous home!!

A charming example of thoughtful design used to elevate the simple humble materials! Lovely!
100% agree! Thanks for your comment!
How cool I’ve driven past this house so many times on my way to the beach and always thought it looked so interesting.
Now you’ve seen the inside 🙌
Anyone know where I can find those kitchen counter stools?
Ask @peterblakegallery on instagram. Super nice guy. He’ll tell you.
Very thought , thank you for sharing

Appreciate you, follower 🙏
It’s an amazing place … camera person focused on the presenters too much Plz maximize your video to see the house and details I can hear what they say don’t have to look at them 😊
I will let them know. Thank you for the feedback. As a new channel, we will figure this out 😂
What an incredible video! Thanks for sharing!

Thank you for watching!
Fun Fact: Craig Ellwood wasn’t his real name.
@@RayNLA yes, exactly. I thought that was intriguing as well.
Beautiful home and interesting commentary. But, the camera work is so poorly done, it's hard to watch. The camera guy doesn't even try to capture the specific elements that the hosts are pointing out.
Thank you for the feedback! We’ll work on it.
@@markhmendezI didn’t notice any issue with the camera work
@ thank you for letting us know 🙏
I could've watched this for an hour. As viewers, we are blessed the owners had the sensitivity and foresight to keep this home so original. It's a treasure. It's something you can't replace, a moment in time. Priceless.
Well said and absolutely agree 100%
Gorgeous!
@@flottenheimer it absolutely is one of the best homes I’ve ever visited.

Wow! 🤯
Exactly. Definitely a wow house!
Gorgeous ❤
I know, right?
My mother has been to this house before! This was filmed for a movie called “The Big Lebowski”. Hilarious movie! This house is super unique! Also good taste in music, OP!
Ah, thank you. Yeah... I'm a big architecture fan, Lebowski fan, and Phillip Glass fan... haha.
@@markhmendez You’re welcome!
Is that the actual voice of Lautner? Is he still alive?!!
Yes, that’s his voice. I used a clip from a lecture he gave years back. He passed away in 1994.
I wonder is that bathtub original? I don't recall seeing the "bathtub with a view" in any mid-mod homes... Always thought it was a recent trend.
I very much wonder the same, but because this house is all about the view, there’s a possibility it may have been placed there from the beginning 🤷♂️
I love this house! Thanks.
I’m shocked it’s still available on the market. It’s such a stunner!
Sorry, cut off... gorgeous videos of significant homes that I just can't watch because I have to listen to someone ramble on and on. Also I want to see the architecture without the video constantly being interrupted with a view of them looking casually high fashion while sitting in a special vintage chair. It's jarring and unnecessary. I'd much rather listen to someone who's geeking out about random minutia and smiles or gesticulates a lot.
All your feedback is truly appeciated. I may end up being guilty of some of this, but definitely not all of it, haha. Will do my best to keep it classy and information driven. I personally love the details in a home! Thanks again!
AND, I absolutely love pavilion style homes as well!
Pavilion style is a huge mid-mod love of mine. Hey, another idea for when you start doing full-length home reviews: if you keep it to beautiful architecture only, I'd love to see someone just stand in a room slowly panning around and saying nothing, or long pauses between information while touring the home. I think people believe they have to be always be talking and that's why they develop a fake-sounding rhythm to their speech. Oh and something I hate is listening to a rich person talk in detail about their home. It's like they're an art dealer... their take on things comes off as overly intellectual and product/consumption oriented. Also, as a working class guy I hate it when people say, "we built this" or "we decided to..." when what they really mean is that they hired a team of professional architects, builders and laborers who actually did everything, and that they chose from a variety of options presented them by those professionals rather than actually "deciding" anything. I've seen gorgeous home
So weird, I always thought that was an outdoor living room. Is the wall of glass a more recent addition?
From what I can remember, the house was dilapidated when Mr Goldstein purchased it. He, along with Lautner, updated the home and I believe all that glass is relatively new.
Casa Kuderna. While I'm not on love with the new pool, I get that it was maybe put in when the current owner decided to subdivide the property before selling it, to block the view of whatever would be later built down in front, and I like that initiative. I love the size of the rooms, glass walls, the fireplace and small kitchen, and the guest house/studio - carport. The overall design reminds me strongly somehow of the first Star Trek, sort of a googie mid-mod that feels liveable but still almost shockingly modern.
How are you so knowledgeable about this home?
This is another house that lives beautifully in motion, whereas the still photography communicate only its eccentricity - unfortunately, in an awkward manner. Beautifully done. I like that in your videos you're often speaking with someone, also that your voice sounds geeky-intelligent.
Haha. Thanks. This is my son!
Now this is interesting... I've never seen this one in video, only in still photography. Sometimes video can show you how a house actually "lives" and that's exceptionally the case here. I didn't like this house, found it too angular and confusing, but just with your short video I now "get it" and love it. So cool!
Wow! That’s absolutely amazing to hear your change of perspective. It’s interesting because I’ve been so wrong about so many houses in terms of not liking them from photos, and then when seen in person, I’ve gone back on my opinion so many times, ha!
Also, question… is this what you meant by some talking and then no talking (with mere images of the home)? (If that makes sense)
Okay so I subscribed to your channel and am super excited to see that you're already doing what I wanted someone to do. I've been drooling over this house for years now... About the amount of time it's been on the market lol
Okay yeah, this is exactly what I want to do in long form... but like you suggested/commented in a another video... to include some shots with no talking at all... just enjoying the architecture!!
Nicely done! Since this is on the market, I'd love to see a complete walk through. I hope you're thinking to do this :)
@@evoxideo that’s my next ambition. More complete walkthroughs. Thank you 🙏
One thing you have going for you is that your speaking style is natural, whereas most house review guys get into some annoying rhythm with their speech. Another thing is that you're talking about the house and its history, which is both interesting and relevant. If you can avoid the routine gushing hyperbole and repetitive adjectives then you'll also be ahead of everyone else. Also, maybe you could specialize in architecturally significant homes? Instead of the usual, "gosh can you believe how much this [monsterpiece] costs?!?" which goes more onto the Lifestyles Of The Rich And Famous category and which I kinda hate. Those homes are usually really ugly. Just some suggestions. Good luck!
@@evoxideo You're speaking my language. My gaol is to primarily focus on architectural properties, which is my true passion. Thanks again for the feedback!
I love it! You did a beautiful job of modernizing it while retaining the original.
@@danajetton4704 i agree! All the architects/vendors involved did an amazing job!
