Can I get it online and do it myself?
You can't get the Sentricon system but there are other knock-off versions you can get at a big box store. I tried one once and it was a waste of money.
Isn’t this perfect for mice to get into your walls?
It is possible. Many of the modern builds I see when out showing properties have a perforated metal cover to help keep pests out.
@@DavidCampbellRealtor We used Rid-O-Mice for this very reason. Stopped them.

I am assuming the base flashing goes behind the OSB sheathing as well?
It actually goes on the front side, closest to the brick. This helps it protect the osb and sill plate from moisture
not all of those push button switches are low voltage. I used to live in a ca1900 house that had 110 v pushbutton switches.
GFCI I always was taught to mean ground fault control interrupter

One is small and yellow, and one is large and definitely is very different carpenter ants do not eat wood, and in fact their mandals are made to claw down and make little clumps of wood that they would then throw away these clumps that were being taken away will be used as chambers or tunnels Termites on the other hand would eat. There is a species of termite that would make fungus out of wood and if you’re not so sure, even though it is very easy to tell the difference, just go on google

So why cover the holes if they are important for proper air-flow?

The covers still allow water/air through.
@@Zamollius_the_Holy water through isn't the issue, the cavity needs airflow to ventilate and that gets compromised as air is full of dust and debris and as it is drawn through the filter/pad the pad gums up and seal off ventilation. not good.
Those plumbers have to lay that pipe out nice there you got to know where those walls are that's hard to do
Was in process of buying a brand new house with LGI a day ago and when I saw the brand new house already had the cracks I was so scared because based on the reviews the house will end up having foundation issues. I think it's crazy for a brand new house to have such issues. Any advice? Thanks.
In the process of buying a new house as well. I went in and saw a crack run across the house. I dont know how to approach this situation with the representative of the new home development.
Apologize for the late response but I just saw this. Shrinkage cracks are common and expected even on brand new homes. Most builder warranties specify the crack must be 1/4 inch or larger before they will address it. I'd ask the representative to show you their warranty and go from there. You can always have a structural engineer provide an opinion.

Great video David, how is plumbing setup if the home is built with interior footings? There is not much content on what looks like a waffle style foundation setup! I would love to better understand the waffle style foundation setup and pre pour plumbing setup

We run our PEX in pvc pipe, a nice way to replace a leaking pipe 'someday'.
That make a lot of sense
Crawl space is much better. Access for repairs or adding new plumbing, electrical, data, security, music, whatever.
You are correct about the limitations of a slab. If there is an issue with a pipe it may require cutting into the slab for a repair. That is expensive and messy. A crawl allows easy access as you pointed out.

In California we use ABS for all plumbing but I’ve seen many videos using pvc… any advantage to either???
Hi B Man, Thanks for watching the video. I'd be misleading you if I said I knew the answer. I'm not a builder nor plumber but rather a Realtor. I did this basic video to share with my clients who sometimes ask about how the plumbing vent system works. It would seem to me they would both work with a similar level of success being that the venting system is not under the stress and pressure supply or drain lines might encounter. Thank you for the info. I live in a 40 year old condominium. I recently found a rusty foundation anchor in the dirt near the wall. Curious, antique debris or a piece of decay. You have a well appreciated introduction to foundation anchors. (Seattle, WA).
