I'm here in Arkansas. #9 Hot Springs is only good if you have a 3+ bedroom home, a lake house or a condo on the lake. I had condos across from the casino and truly only made money during Covid (2021), Horse race Season (February-April) and my largest month was April 2024 for the Total Solar Eclipse. In may i let them go because it was too seasonal
Makes total sense. Every market has SPECIFIC properties that do well. A market alone isn't guaranteed success. Thanks for sharing.

No, it was included. Net is profit AFTER rent, cleaning, and utilities
so you have 2 people living off of 1 person labor. America is fucked.

@@Airpreneur the American economy doesn’t produce anything anymore. Everyone is trying to be landlords. Covid gave America a glimpse of what will happen if we can’t export our labor. It’s getting harder and harder to do that because the quality of life in foreign countries goes up while ours goes down, so less people are able to take advantage forgiven markets/supply chains. I think companies like air bnb Uber and amazon are the main problems people are making them. There are to many people making profit while adding no value. Despite what Americans think “convenience” is not a value add

@@cheris10X Miami has potential but look into Zoning laws. Certain parts of the city are more regulated than others.

But my question is, when sending messages to landlords, what is the best way to figure out the potential properties that could generate $1k or more without doing a deep comp analysis of breaking down everything to pieces? I ask myself let’s say I message a landlord and receive a response, then what if the property turns out to not that much profitable. How do I go from there? You mentioned not everything on AIRDNA is accurate. So what things should I be looking to simplify tell if a property could be profitable or not. Thank you in advance.

I too born and raised in Long Island, & held 3 houses there. no one listens to me when I tell them about real estate expenses versus that little bit of money for rent. It’s not enough money to be life changing profitable because maintenance is inevitable

You do know houses do go up in value depending on when they bought it it could have gone up 10 to 15 percent or they flipped it and then lived in it for 2 years and the pulled out a helc

@@Airpreneur You're mistaken. There are numerous instances where the value of a house significantly exceeds a 10 percent increase within a year or two.

Yep. Just the way she says it “we became LANDLORDS”, like that was their main goal at any cost as if it doesn’t come with risk or responsibility. Interest rates are gonna bite.
FHA loan on the first house you get 3% down. 2.5 years or 30 months. At let’s say a $3000 a month mortgage would be 90k into the house. Let’s say the house was 600k so that’s 18k down. Now they have 108k in equity - whatever intrest was. So they probably have enough money to put a down payment on like a 4-500k place? Idk what I’m talking about does that work?
That would only make sense if they got a 5y loan instead of a 30y loan, but then their mortgage payment would be ASTRONOMICAL

In addition, HELOC loans are for OWNER OCCUPIED PROPERTIES ONLY. The HELOC lender can appropriately call that HELOC loan after she moves to the new house. She committed more of a crime than did President Trump on the valueing of his home in Florida.
Yeah this example makes no sense
They could’ve put the 20% down in the first property. But it’s not only about how much you put down. They could’ve bought the first house when the market tanked at the start of Covid and now it’s skyrocketed. Equity could’ve been earned from that.
If I understand the American system enough without being American, they wouldn’t be able to put 3% into the next property because they already own a property so they wouldn’t be able to get that benefit. So they must have put 3% down and the market increased by so much that they could put down a reasonable down payment on the next property as I don’t think they can take advantage of the 3 and 5% mortgages that are available as they are normally for first time buyers. They also could have saved enough money plus the HELOC to put down on the next property.
I get that- but that is an extremely rare life event and a terrible investment strategy
