I went to westchester sr high class 02 and went to the jr high as well I left palos verdes ca 3 years ago westchester has become a shit show because of the residents. Loss of moral values once upon a time the people of the community was set to help build people up. Now is judgement and even the churches will tell you to get out . To hell with you people I hope it continues to go down hill for you . Enjoy those hud apartments that are going to be built in your backyards . 😂😂😂😂😂 taxes keep going up not allowed to work on cars in your own garage , can’t even change light fixtures without a permit. 😂😂😂

Hi ma’am, I had applied a month ago and have t received and updated status yet. Would you know what kind of time frame it will take to receive a notice of approval or denied? I’m 3 months back in mortgage and I’m afraid that my home could go into foreclosure
In regards to the program, there is a contact page with multiple ways to call to speak with someone about your application status and time frame. In regards to your payments, I urge you to speak with your mortgage company as soon as possible. There is a timeline that they adhere to before foreclosure but you don’t want to get caught up waiting on the program and lose your home. There is probably additional wait time if your application is approved before you receive funds. If your mortgage company hasn’t heard from you, they could proceed with the process. If you call your company you can discuss your options with them while you wait for relief. I have a video about the foreclosure timeline and options you have to keeping your home. There's another layer that makes it worse. Post-WWII, the GI Bill provided returning GI's with cash to use to purchase a home, but it had to be new construction. At that time, most new construction was in nascent suburbs, most of which were subdivided incorporating racial covenants. Thus, as a result, this welfare was only available to white GI's. Of course, their loans were guarantied by the FHMA, which enabled banks to make low-interest, fixed-rate loans. And the interest was tax deductible. In other words, a massive socialist shift of money to young white families used to purchase that home that has become part of generational wealth.

@@RealLALiving You should read the 1974 US Supreme Court case Milliken v Bradley. It's essentially the modern-day Plessy v Ferguson. Brown v Board (1954) was like pouring gasoline on the fires of white flight. By 1954, the suburban development engine was running full bore, including the racial restrictions and the whites-only welfare. After Brown, it accelerated to full speed ahead. The result was the creation of suburban schools districts that were completely white, despite having zero express racial restrictions. In Milliken, the Supreme Court held that the ruling in Brown was restricted to individual districts. States could not be compelled to take proactive steps to address discrimination between distinct districts. In other words, discrimination was okay. That 20-year period coincided with the baby boom and it literally defined the racial landscape we have today. White suburban kids attended well-funded white suburban districts, matriculated into elite universities, and moved on to positions of power and influence in private and public sector. Meanwhile, those suburban homes gained value, due in part to the ongoing involvement of FHMA. The approximate value of that home today, somewhere in the range of $400,000, is a rough measure of the average wealth gap. In this way, housing segregation, coupled with the traditional district model of public education, became the primary engine of the apartheid that characterized the US in the second half of the 20th Century. The Civil Rights Act and the Voting Rights Act of 1965 (which was approximately 100 years after Emancipation) were only baby steps in dismantling these structures. The acts had no budget nor mechanism for enforcement. It took decades of privately-funded litigation to achieve a modicum of enforcement. Essentially, the laws grew teeth by about the mid-1980's. Meanwhile, real estate infrastructure, once in place, tends to persist for a long time. Virtually every city that was a destination for the 2nd Great Migration shows an almost identical landscape in terms of housing discrimination. A concentrated urban ghetto, inhabited mostly by African Americans, usually geographically isolated by things like freeways and other barriers, existing as an island. The local district is generally the worst of the worst. Look for the TH-cam video entitled "Jim Crow of the North". Cities that have been historically the most Democratic are the cities today where these patters remain the most stark, and things remain the worst for African Americans.

The California Association of Realtors actually did a report about it though they never mentioned those words specifically, that is exactly what they are referring to. Thank you for your dialogue-my goal is that more of these discussions will be had and most importantly that solutions will be implemented. Knowing what you know about the history-what are some possible solutions you have to combat all that was done?
@@RealLALiving That's a huge question. I'll try to offer a few fragments. First, I don't see gentrification as part of the issue of structural segregation and its resultant inequality. Gentrification is an organic process that is simply part of market ebb and flow. If real estate values in an area become suppressed compared to regional averages, it creates a financial vacuum. Pressure moves toward a vacuum. Investment will flow into the area of suppressed value. Poor people living there are hurt if they are renters, because investment drives rents up, but poor people living there as owners are boosted because their property becomes more valuable. I do agree that, bottom line, our nation needs to figure out how to provide more housing for our poor, and that we are failing (as evidenced by the increase in homelessness). But trying to define and retard gentrification won't solve that issue, and in the meantime it will drive away economic investment into a community, which is a bad result. As to possible solutions to the structures of second-half 20th Century apartheid in the US, one of the first steps would be to either eliminate geographical school district boundaries altogether, or make them porous. We have seen poor mothers incarcerated for the "crime" of trying to enroll their children into schools in better districts. I personally know of plenty of people of means who maintain a small pied-à-terre in a good district for the sole purpose of enrolling kids there. Minnesota has an open enrollment system where any parent, in any district, can enroll a child into any other district. Transportation is a hurdle because districts aren't required to bus outside of their boundaries, but it's a start. There are a lot of families in the poor parts of Minneapolis who enroll their kids into wealthy, well-funded suburban districts. And there is one high-performing suburban district that has seen a decline in enrollment (because its residents are aging). Districts are funded per-pupil. That district has actually begun recruiting in poor Minneapolis neighborhoods and is even now offering bus routes there even though bussing is not required there. It's a small step, but it's a step. Historic housing segregation is a harder nut to crack because of the wide disparity in housing values. Racial covenants are no longer enforceable, but a poor renter in the ghetto will never afford a McMansion in the fancy part of town. However, relaxing density restrictions is a start. A main piece of the structure propping up the values of those fancy homes is density restrictions (single-family only zoning). Relaxing zoning even a skosh, to allow an AHU (auxiliary housing unit) on a formerly single-family parcel is a battle in most cities, but it is a way to create some small degree of more affordable housing in the fancy parts of town. I believe you're in California. Your "Prop 13" has made the problem more acute there. This is because long-term homeowners don't feel any pain from skyrocketing property values. Their taxes don't grow along with their valuation. So they enjoy all of the upside (the increase in equity), without any of the downside. This means that the NIMBY opposition to increased housing density is even shriller and louder in California than many places. A step in the right direction would be to either eliminate or at least substantially modify Prop 13. For example, it could apply only to the first $400,000 in value. Once homeowners start feeling the pinch of ludicrously high property values, they will rally behind the construction of new housing. The ridiculously high market values in California are purely a function of excess demand over limited supply. Increase the supply and prices will fall.
@@TheZipeedoo I do agree that there needs to be some sort of solution for housing the unhoused. Some cities have it under control where you don't see it at all and others, like Los Angeles, it is a huge issue. That is very interesting about MN. I wonder if eliminating school boundaries in a large city like LA would work. I am facing the school issue with my young girls and it is daunting to say the least. One of the "good" schools we visited is a public school but you can only get in through a lottery system. Before the pandemic they would get over 400 applications to fill 40 spots. I also visited schools in Bel Air --also very good but very far to drive to your point of transportation. California recently passed SB 9 which allows residential parcels zoned for single dwelling units to be subdivided and it will allow up to a total of 2 residential units in a single dwelling zone not including any ADUs. I'm not sure how many homeowners are taking advantage of this because it is costly to build even a small house here. They are even offering a $40,000 grant for people to build ADUs. Prop 19 allows the tax base to be transferred up to 3 times and restricts transfers between family members. With the values so high, many people would not be able to afford the taxes if it grew with the house. That's one big benefit of owning in CA--the equity gain is so vast compared to many areas. It will be interesting to see how the next few years pan out if there will be an excess of inventory once the forbearance wears off and the Feds keep putting pressure on the economy to tame inflation and the casualties that will happen as a result.

Is this how so many people got into distressed sales? How about percentage down fules,files, when you pay less payments because of color or cul de sac that first in buyers that had half of their house paid down and the rest of the moved out houses selling for one third there value. From a Democrat that put people under water on mortgages
Redlining had long lasting effects are seen in multiple ways even today in the values of different areas, the demographic of different areas and the huge wealth gap between groups of people. If people are already behind in wealth--it is hard to come up with down payment and closing cost to purchase a home--especially in high cost areas like Los Angeles. To help that, the FHA loan was introduced for a low down payment. Of course, nothing is free so if you pay lower down payment, your monthly payment is higher and you have to pay PMI which still puts you behind in equity and subsequently--wealth. One reason of distressed sales was from result to sub-prime lending (that largely targeted minorities).
@@RealLALiving I guess what my Dad taught me if you can't afford it don't look at it. I because of mass overtime was approved for$345,000 mortgage,but I bought a FHA repo for $139,000 at age 51 years old my first house. So did I take the first house, no what I could afford. I doubled up payments and will be mine in 7 yrs. Overborrowing when you can't afford just causes heart attacks 💔

Over-borrowing is definitely unnecessary stress. Peace of mind and being able to sleep at night is priceless.
@@RealLALiving Thank you,Before I became disabled I planned on paying our mortgage off. My back was worn out,left work at 62. My brain said yes but the rest shutdown. I know real estate in California is like diamonds and I thought someday I thought I would visit but its hard to get around with my back. Good luck on your career.
