Na realidade é uma casa e meia, porque a "guest House" precisa muita coisa a ser feita e mesmo a casa principal precisa algumas coisinhas. Acho que 260k é bastante puxado, quando há vivendas a 25min de lisboa por 200k....Esta casa não vende por mais de 175k

About 3 1/2 acres. It's a very attractive piece of land with lots of possibilities. Unfortunately, it's too noisy for me. The sound of the road traffic is too much for me. It must be close to a highway.

For this price one can buy tens of acres in the US with really good roads, power (connection free of any cost) and many climate choices. Cars, building materials are cheap in US and rural zoning allows almost any use of the land!

Only a foreigner would pay these ridiculous prices. If someday the portugese would like to buy foreigners are pricing them out by buying blindly. The estate agent has a job to do, I appreciate that but it is getting to a point of madness.
Only 3% of the properties that are sold in Portugal are being sold to non Portuguese people. In general the houses and land have become more expensive all over Europe. At this moment the national average price for an average house in Portugal is 190000 Euro. And non Portuguese people spend on average twice as much for a house or property in Portugal compared to Portuguese nationals. For comparison, the national average price for an average house in the Netherlands is almost 467500 Euro. And in the Netherlands the prices for a house increased with 11,5% over the last year. In Portugal that was 7%. An empty plot in the Netherlands that is only 1000 square meters costs on average €350000,- Personally I do not think that a percentage of 3% from all the properties that are being sold to non Portuguese people is enough to drive up the prices in a significant way. Other factors, such as increase in wages, and the popularity to start a homestead, are bigger factors in driving up the prices for houses and properties. And on top of that, people can ask for their property whatever they want, but that doesn't mean that it is going to be what they will eventually get for their property. This is my personal opinion after doing some research.

Not too bad at all. And one could also put some nice raised planter beds for extra privacy instead of a fence or a wall. The back entrance is handy for when you want to store some wood. Then you do not have to go through the house. 👍

It is a nice property. Very nice flat terrain and square shaped, and plenty of water and easy acces. It all depends on the legal status from the property if it is worth the asking price, and if it will ever be possible to permanently live on the property, and what it will cost to get all the legal work done to get it licensed for permanent habitation, if possible at all. That is a bit of a downside from buying a property in Portugal. As a potential buyer you have to make costs for legal fees just to figure that out before you actually decide to sign a contract. Those costs will be there even when a potential buyer decides not to buy the property when it turns out that it is impossible to get a permanent habitation license. And if you buy it without the legal help from an independent lawyer then the worst case scenario can even be that you have to break the building down if it turns out that it is an illegal building. But even if it is a legal building then it is still not a guarantee that you can get a license for permanent habitation. It is a bit sad that it is so complicated in Portugal. I understand why it is like that, but still sad. I think that the complications scares off a lot of potential buyers.

Hello @justinlinnane8043, i dont think so. This property its very close to a beatifull river beach and the river. The road its like 2 or 3 cars per DAY and you cannot build more in this area, so if you want to have a house close to the river, this is the chance. ;) If this is not for you, we have more properties.
