Does lennare home has ventilation in the kitchen? We just bought a new house in Heartland, Texas from Lennar but suffering to cook in the kitchen. I can’t fry nothing. If I fry something all the spices sticks all around and becomes dirty! Why they make incomplete house? We tried to talk to them but answer is we have to make ourself that means we have to break the wall and make ventilation? It’s too much annoying in the kitchen.

Hello found your video as I am looking at purchasing a Lennar home in a planned active adult community close to where I currently live. Questions: Did your realtor work directly with you even though you were buying directly from Lennar (buyers agent); additionally what made you go with Lennar financing over a credit union? Glad to hear the review. currently in the process of getting a home right now but we can't close until May because the guy can only sign 2 contracts a month. Works out for us though that gives us time to save for all the new furniture and stuff we will be getting. Compared to all the other homes around for what we were looking for in this market we got a steal, using American Funding so everything has been smooth.
Thank you for this review, we will be closing on our lennar home this month in Mont Belvieu, I was leary after seeing so many bad reviews but we fell in love with the home. Hope all is still well a few years down the road.

Thanks for this. I’m thinking of going with Lennar in fulshear in Jordan Ranch but I have been hesitant. I personally know that I want upgrades but they add up quickly. I don’t know how confident I would be with their loan if you didn’t know definitive information until the same day you closed but thanks for the information.
I have owned both dr Horton and lennar and love both. Great experience.

Its insane to choose a home or developer in part or mainly for a 1500 dollar gift card
I imagine it's more to do with knowing your budget for a home and having so many similarities with other builders it dosent seem insane at all to choose the option that will pay one of your expenses
Wonderful! Can you do a video on the best way to micro manage (for lack of a better phrase) the building process. How to request schedules? Do they allow you to inspect each phase of building? We just bought one and it should be ready in December!
We are currently in the middle of a new build! ( I know crazy with all this stuff going on! We will make a video about that process!

Lennar is interested only in their Bottom Line and care more for their stockholders than they do for their homebuyers.
I just have a question about the upgrades and design center if you guys went through it ?
Thanks Guys ! I’m looking to build in Katy too! Do the lender give you any lender credit? How about the property tax that they collected when you have escrow with them? I’m kind of worry about the property tax because it is only 0.5% here in Tennessee! Thanks a lot
im thinking of buying a home this year with them but my question is would i still be able to buy a home with them in texas and have a income some in another state ?
Yes you can but they would consider that you’re investment property
why didn't you show us the home?? Take a video outside and inside. Some of the information was helpful? But, since we are out of the area, we needed a video BAD.
Just came across your video. Enjoyed it. My wife and I are in the process of purchasing a Lennar home in the DFW area. I would love to see a follow up video two years out now. The things you love/still love about the home, community and the things that you have come to dislike about the home, the community.
how long does a house take to build?
We’re you able to negotiate a lot? Or is their price pretty firm?
We negotiated a little bit since it’s a brand new house in a master planned community and we used their financing people! Also, depending on where you’re looking make sure to ask to see if they have any quick close houses! Sometimes they will cut a better deal on ones that have previously fell through. Goodluck!!
@@mattkatbrown8791 oh yeah in my case, it was a quick move in home. At the time I made the comment, I was negotiating with them Eventually they came back and what they were offering wasn’t much better. It was like 10k off the purchase price, but lose the 5k incentives towards closing costs. Not really worth it because the closing costs are up front Anyway, I actually decided to walk away from it because it just wasn’t worth it. I love the homes though

How long does Lennar take to build a home??
We purchased in September and there was no foundation. Now we’re in January house complete. So about 4 months
@@marshachatelain5192 thank you. So we went with Lennar as well and we signed beginning of December. So wanted to know how long we had before we had to pay our down payment
@@jesuss4624 Thats what I would guess is about 4 months! Depending on how many houses they are moving, it might even be sooner. In our area in Katy, Tx the houses are going up like crazy.
Is your home still quality , ? I’m looking into a Lennar home myself.
I like to describe Lennar as a DIY home. They use basic materials and floor plans so that you can upgrade to more quality stuff when you figure out what you want. We still have excellent quality but with that being said there are things we want to upgrade!
Hello, does Lennar pay closing cost?
I've heard of them offering incentives that will pay some closing costs or give gift cards, but not outright paying closing costs. Who knows tho, its always worth it to ask!
We just scheduled our pre-construction meeting next week. We are also building in a planned community in Fulshear with Lennar.

yea we were just thinking the same thing the other day. We hate installing blinds, so we are glad they came with the house!

Mac Family Vlogs we had a quick sale move in house! You can either go on the lennar site or you can go to the community you want to live in and see what quick close houses they have. We will make a video soon with our realtor questions! Just make sure you have one that knows what they are doing!!

Alex Miranda we love lennar homes still! It’s a good starter house. Just make sure as with any home purchase you have a home inspector to walk with you through the house! Good luck!
I am currently renting a 5 yr old Lennar home in Fate, TX. The only negatives I have experienced are 1. the driveway had to be redone because one section lifted more than an inch (Lennar did the work at no cost to landlord), 2.the air conditioner is too large for my floor plan, making it necessary for me to use a dehumidifier in the summer. I believe that this has been corrected in the newer phases, but I would be upset if I owned the home. On the plus side, the house is very energy efficient. The price point in Fate has made the homes attractive to landlords though, which can be bad unless you live Nextdoor to someone like me!
Did you guys get a realtor to represent you in purchasing the new home? I was told a realtor is not needed but it will be good idea.
El Guapo YES! always have a realtor. Preferably someone you trust who isn’t just in it for the commission. If you are in the Houston area and need one we can refer you to the one we used! We would have been walked all over if we didn’t have a realtor in our corner to fight for us for certain things.
Were you put on a VIP list after pre qualifying and did it guarantee you a home in the area you wanted?
Between the time of us being qualified and buying the house was very quick since the house we got was a quick close type deal. I think you will have to talk to individual sales people that are located in the community you are trying to buy in!
Going to be building Lennar home in La Marque soon. The WiFi in home is cool and everything included is great. Nice video thanks for posting

Its good to know that there is an opportunity to have a fully smart home nowadays from one company. Thanks for your video. I think everything in the smart home was good? Do you have any comments about?
Its nice to have. Primarily the "smart" aspet of the house is that it comes with wifi signal boosters that will hook up to your existing wifi service, smart thermostats, doorbell , and ours came with a sonos speaker and an amazon alexa show. There is probably something else I am forgetting but those are the big main items! Good luck with your house search!
Honest review....WORST homebuilder we have ever worked with. This is the 5th home in 30 years that we built from the ground up so we definitely have a well rounded view of what to expect. CUSTOMER CARE IS A JOKE. Its really sad...they have a great concept but NO FOLLOW THROUGH. This purchase was going to be our last. NO INSULATION IN ATTIC MICROWAVE CAUGHT FIRE DEFECTIVE CARPET PADDING that we paid extra for...it feels like your walking on stones or trash. SUBFLOOR CONSTRUTION CAUSING HARDWOOD TO SEPERATE AND LIFT. This is just a smattering of the of frustration we have dealt with. Today as I write this it will go down in history as ANOTHER PRE SCHEDULED day wasted on the LENNAR CUSTOMER SERVICE TEAM to not show up or even call.

Can you explain more about Alexa devices? So did you receive sonos speaker in everything included? Is it same across all communities?
Keerthi K. We really don’t know the answer to that question. I know it was a lennar thing in Elyson, but I really don’t know if it is a lennar wise promotion. The promotion included the Sonos speaker , amazon showroom and various other smart devices like Honeywell smart thermostat and smart doorbell and lock. This also included a consultation with a tech guy basically who came out and helped us connect all of our smart devices to our phones/amazon account.

Glad you had a good experience. I built with Taylor Morrison in 2017, and lots of my neighbors complained about them, but I generally was fine with them. Issues came up, I raised them, and they fixed like 95%, even minor things that I did, like paint scratches. Thinking of getting a Lennar soon, glad to see a positive review.

@@mattkatbrown8791 You all briefly described the financial experience through Lennar. How did you all like financing through Lennar rather than the bank? What were the benefits of going directly through them rather than the bank?
@@tonyf.lawrence91 It honestly all depends on your preferences. Lennar isn't a high quality builder, they are more of a DIY builder. They give you the bones basically and allow you to upgrade in the future to change whatever you want. It is a very good starter home in my opinion. But if you have preferences and want to design with Lennar, I say go ahead. You can customize every aspect of the materials they use inside your home (not the actual layout) . I wish you luck on finding your house! Just always make sure to hire a 3rd party inspector. A house is a great investment you always want to make sure its going to last without giving you any troubles that you could of caught in the beginning with a good home inspector.

We love getting feedback from everyone! :) We personally chose to go with their financing because they offered us a lot more off the house/different promotions at the time and because we didn't want to put sooo much money down originally. I totally recommend that if you have a good chunk of the house to put down to do that and go through your own bank or a bank that will give you the best interest rate on the house. Most of the big banks are very competitive, but using eagle home mortgage allowed us to get a lot more incentives than if we would of used another financial institution.
I just passed papers on my Lennar build in Florida. They break ground next week!

Jennifer Walden Overall, it has been a fairly simple and easy process. The offerings in Everything’s Included made them then easy choice. Imagine having to pay for a garage door or blinds with another company lol.

Buyers beware. Read the reviews on Lennar. It’s not pretty.
Cindy Rolle of course you have to make the decision for yourself. But like we said in the video there are problems with virtually every home builder out there. And with each of them there are hundreds and thousands of people who are happy in our homes! Sorry if you had a not so pleasant experience , Cindy! Thank you for your opinion :)
