Hoskote direction is developing area. Not a bad choice, corporates should come more for development like devanahalli, you shd look for this.. or potential shd be high coming years. Corporate Employees prefer close to office to avoid Bengaluru traffic.

I’ve one query regarding property which is under bbmp B khata and non-dc conversion and there is no authorised stamped approval layout plan rest all documents are available from mother deed to sales deed, latest tax, latest EC and bbmp khata. I’ve verified the survey number from BDA and Rishi Bhavan and they confirmed there is no pending cases and it does not come under acquisition but it is under better charges that I’ve to pay in future and in RTC it is currently showing as survey under government of Karnataka. So can you please advise if it is good to buy this property it is in residential location? Appreciate your response

Hello sir, We bought our house in Bengaluru in 2016 and have been paying taxes every year. This year, they asked for a picture of the house. Since there's an electrical shop on the ground floor, they say we owe commercial taxes and huge penalties dating back to 2008. We're confused and seeking clarification on this issue. Also requesting for the guidance on penalty amount calculation.
You should have declared your shop on built year itself, if not need to pay penalty. Regarding calculations, please meet tax inspector and discuss bcas it will vary depending on rcc and sheet, floor tile/granite etc

20 days before a Uganda girl came for renting our house We forgot to REGISTER IT IN FRRO and inform near by Police station We checked the details and made agreement and gave it to her. Now from police station they called us and telling they are going to file an FIR on this case Today I submitted Form C from FRRO They are telling It should have done within 24 hours But doing it late will only result in penalties right ? Or will it go till FIR ?

Residential zone, yes, uds possible, builders are selling flat now like other regular apartments, no leasehold

Property title document called katha; A, B, E katha type of katha issued depending on your location. A and B katha issued by bbmp for bbmp limit property. E katha issued by local panchayat. Pl watch a separate video I put for bda, a, b, e katha difference.
Nicely explained. Will there be a valuation difference between BDA issued khata and BBMP issued khata i.e will the property be more valuable if it's a BBMP khata or vice-versa? Also, if the owner is paying righful property taxes to BDA, does BBMP have a claim on the taxes? There seems to be some comfusion with our property (khata is issued by BDA and we pay taxes to BDA but BBMP has also sent us a reminder to pay taxes)

Bmrda just a planning and approval authority, local panchayat will issue e katha only.. a or b katha applies to bbmp limit properties

There is no bda e katha, bda katha or e katha, if layout not bda approved, then ekatha, pl check .. or bmrda approval reqd to buy property

If your property is flat, this is possible.. B katha bcas apt has some deviation, no occupancy certificate(oc) given for apt

No... sold..; lease applies to industries who investing and start production operations.. residential zones have flexibility to sell bcas each flat owners will not take for lease. Builders doing registration for each flat owners.
8:02, Sir, why single out A-Khatha from scrutiny, it is possible after getting all the approval and owners moving in, the building or some tenant done some extra construction and add a structure not in the original plan or some tenant has taken up additional space from common area by installing a grill or something to secure his main door or parking areas or something, isn't all this deviation no matter which khata the property is?
Is this apt? Or an independent house? Bbmp mainly see big or reasonable revenue loss to them, minor grill encroachment is not big loss to them, so they dont go into detail of these ..

1000-1200 builtup sqft per floor minusing setback as per bylaw, g+3 floors max, 1200 x 4, 4800 sqft.. you can add stilt parking 1200 too, so 4800 + 1200 = 6000 sqft, stilt + ground + 3 floors..
