I’m inquiring more about the eviction from Malaysia, but the short version was I was told by the family they didn’t like Pakistani passports. Had they been US or UK passports, the results would have been different.
We had friends who had Pakistani passports and living in Malaysia and once the husband lost his job cause of the contract, his family was forced to leave.

Hi! So anyone can buy property in Malaysia even without MM2H visa. Under Federal MM2H pass you’re not allowed to work unless you get the platinum visa which is really expensive. In Sarawak it’s more lenient, you can work part time and don’t have to purchase a house. However, the option to stay in Peninsula Malaysia with the Sarawak MM2H pass might be removed soon. Will need to clarify this with the Sarawak MM2H agent.

Hi! Climate all around Malaysia is roughly the same. For cold climate areas, it would be Cameron Highlands and Fraser’s Hill. Peaceful and serene but they are quite far from the city. Genting highlands would be another option, about 30-45 minutes away from KL.

Have you got any client who bought a property in malaysia without a visa (or MM2H etc...). Can one travel in and out of malaysia to extend his tourist stay of 3 months and living in nMalaysia in his property in malaysia this way? I ask this because I find it hard to qualify for the MM2H visa due to the financial requirement.
I do know some who stay like this. Every 3 months they travel out of Malaysia and come back in. Usually to Singapore and Thailand.

Hi! Yes the average is between 3.8-4.2%. It depends on the respective bank and the applicant’s financial profile.
I was just about to apply under the 2024 rules and you guys just changed it. Looks like the Philippine SRRV permit is the best option for people over 50. - pra.gov.ph/SRRVisa

Hi Nazrin, finally a video that clearly explains MM2H. You answered a lot of questions I had. I have few more questions, will appreciate if you can answer these as well. Will be really helpful in making the decision. 1. For the Silver tier, you said we need 1.37 mil as total cost, and about 670K for Fixed deposit & 600K for property. But later on at the end of the video, the table shows that the property must be minimum of 1 MIL. This doesn't add up. So is it like 670K for the deposit plus 1 Mil RM for property in year one itself? Please clarify. 2. Do bank pay anyvinterest on the fixed deposit? If yes, how much? Hi! Thank you for your kind words! Im glad you found the video helpful. To answer your questions: 1. MM2H states that the minimum purchase price for property is RM600,000 (silver tier), based on this figure the total cost came up to about RM1.37mil (includes FD and other fees). However, some states in Malaysia have set their own minimum price. For example, KL (and some other states) has a minimum price of RM1mil. (Timestamp 01:47) At (Timestamp 11:15) , this table shows the minimum prices for all tiers. Gold has a minimum property purchase price of RM1mil. 2. Yes, banks do pay out interests. As for the amount, different banks have their own rates and it varies from time to time, somewhere around 3-5% per annum. Hope this answers your question!

I know you have mentioned in the video an agent is required but some sites have mentioned that you can directly submit an application such as the Sarawak tourism site but must be bonded by a sponsor. Any idea if this is correct?
Looks like they have updated the requirements document yesterday. The fee for the first 5 years is now mentioned at RM 5,000.

I am interested in purchasing all 3 or 2 properties outright (No mortgage), depending on the location in Kuala Lumpur. One property should be a 3-bedroom home for our family's use, with a budget of around 1,000,000 or more. Yup I’ll recommend those properties that are in KL. Would need to narrow down the list further according to your criteria.
Min FD amount is almost the same now. Optional Property Purchase and mandated 5 years holding period from Sarawak is definitely better than all other mm2h now. SEZ and SFZ mm2h though have lower FD, property purchase and 10 years holding period can put off some people.

Yes, some banks in Malaysia do give out loans to foreigners. But of course they do have their terms and conditions.

Hi! It depends on which state or city you want to live in. You can check my video on the “top 5 cities expats chose to live in” to give you an idea. Let me know which city you like, and I’ll give you my recommendation 🙂 As for the agent 40k fees, it’s not just for the agents. It’s inclusive of all other items such as, Government Processing fee, Medical report, Social Visit visa fees, MEV visa fees, Journey performed visa fees, Health Insurance, Translation, Certification, Security bond fee, Arranging Bank account for FD, Lifetime support relating to MM2H, Education, Tax, Business and Investment advice. So you’re getting the whole package.

I wish the Malaysian government agency would itemize these services and only pay what is/are needed. Additionally, I doubt their ability to provide investment advice unless they are properly certified. I’m also curious about which zones or areas offer the best comfort for city living, with proximity to shops and restaurants, and whether there are any real estate developments underway.

Hi! Yes you can. The minimum purchase price in Langkawi is RM1 million
We are a couple with 2 kids (unlike my wife I'm above 50) so for a SEZ/ SFZ will it be 32000+65000 $ (+ 100000$ puchase )? I saw that with this formula (also the silver) we won't get any business or work permission, unlike the gold and the platinium, how is that possible to live there? Hi! Alright for your case, you will be the main applicant, and your wife and kids will be your dependents (total 3 dependents). For your application of the SEZ pass in Johor, the fixed deposit would be $32,000 only. Most applicants either have foreign income or pension to survive here. If you plan to open a business here, a local would need to be in the company and have majority share (51%). Or you can go for the platinum pass, where you have all the flexibility to run your own business. Hope this answers your question! And thanks for subscribing! 🙂

Hi! Malaysia is Muslim country and you can practice Islam in any state/neighbourhood. Every city you go to will definitely have a centre to do hafiz. There is at least a mosque/Surau in every small town in Malaysia. You don’t have to worry :)
Are MM2H applicants allow to bring their cars (New) to Malaysia and can we drive under our foreign (Australia) licences or do we have to get malaysian licence?
Hi! Cars are totally separate from MM2H, it is under the jurisdiction of the Customs Dept. There are taxes involved, depends on the make, model, country of origin etc. As for drivers license, you can convert your current one into an international license but it is only temporary for about 90 days if I’m not mistaken. After that, you will have to take the drivers test here in Malaysia.

@@henryyap3198 Yes, awhile back there was allocation for only 1 car per application but it wasn't utilized much. I will have to double check on this. As for the funds brought into Malaysia it's non taxable, earning a Foreign-Sourced Income (FSI) however, may be taxed, but there are some terms to it. MM2H is a scam. You are a permanent visitor. They want your money, hang to your neck unsellable property for 10 years, then leave the country because you are not allowed to stay there permanently. No citizenship also. They want your money, not you, your family, or your children permanently. 5 years of vacation to eat Nasi Lamak. Go to somewhere that will allow you to stay permanently. Why would you relocate to somewhere temporarily uprooting your family? Unless you are a corrupted official or politician from Bangladesh, India or China who stole a lot of Government money to hide.

Moving out of the West to move there is not worth it. Malaysian law for locals Malays as higher cast "bhumi putra" foreigners wouldn't be allowed to live there permanently or children wouldn't get citizenship in the future either. Why would I purchase properties there for a short few years to live there? The second home program is a scam.

There’s only the government renewal fee and a small agent fee to help process the documents for you.

How about making the fixed deposit first as soon as you get accepted and then take a loan against it to purchase the property instead of forking cash upfront to buy the unit ? Is it possible?
Hi! That’s a good idea. It all depends on the banks on how much loan they want to give out. Banks here have very strict regulations. But do let me know if you managed to secure a loan using the fixed deposit!
