@21:14 You say if you have long-term tenants, then they pay the service charges. @21:57 Here you say our plan is to rent it out. So the only cost bucket is service charges? Here you are saying the owner pays the service charges. Conflicting information.
Let us clarify the confusion :) At 21:14 we are talking about housing fees, not service charges. In Dubai, housing fees (5% of annual rent) are charged by the municipality for infrastructure and added to DEWA bills, usually paid by tenants. Service charges are always paid by property owners and cover maintenance of shared areas like cleaning, security, and amenities.

The data is alright, but you’re not wrong-these numbers are different: 1. What you see in this video, as part of the long list of rent-to-price ratios per area, is the data provided by Property Finder. We don’t fully agree with their methodology (as mentioned in this video: th-cam.com/video/1VqaiIn_YAQ/w-d-xo.html), but their numbers give a good quick indication of which areas might have good opportunities. That’s why we say you shouldn’t jump to conclusions based on them. 2. What we mention in another video about areas, such as JVC and Arjan, is based on our own estimates derived from disclosed market data. These numbers can be used as benchmarks when assessing specific properties.

Show me an item, product or asset that didn’t double the price since covid. Is it going to continue that way? Are we going to see 50- 75% increase for house prices every couple of years from now on? That would be very optimistic. I dont think houses are cheap at the moment. Best investment is the one when you buy cheap…
It's funny to see agents implying that the areas whose values already grew by a lot are the ones that are going to continue growing like crazy. Common sense says otherwise, trees don't climb to the sky.
Don't listen to this guy, this video is quite misleading. Jvc has shown very low capital appreciation (8.4% YOY). The people that live there are weak buyers. By weak buyer I mean they are in financial positions more susceptible to market fluctuations. If a downturn occurs, they will be the first to offload their properties, driven by liquidity constraints or fear of deeper losses. We will see a massive oversupply in JVC, the community is already very crowded as it is. Another thing is that JVC has shown very low rental appreciation compared to communities like dubai south, Dubai Hills, Downtown, emaar beachfront, palm, ranches 2 & 3. Same thing with arjan, weak buyers. look at what happened during covid, most of emaars properties and master communities were stable because the buyers were financially sufficient enough to not off-load their property. Then that brings me to payment plans and whatnot. But Arjan, Arjan, JVC, international city, DIP, you will find buyers who dont pay cash, who have mortgages, who have fear if something was the happen to the market. 1. no long term potential. 2. oversupply risk. 3. weak tenant profiles. i could go on forever + for a final comment, capital appreciation trumps rental returns! and i have done the math.
