Thanks for putting this out. Do you subtract the initial investment or is it what you get back? For example if I invest 100k into a deal and I get $120,000 back in 4 years. Is the the average annual return 30k (30%)? Or is it 5k?
Your AAR will be equal in your example to ($120k - $100k)/4 = $20k/4= $5k. Does this help?

After researching the history of great assets such as real estate, dividend-paying stocks, gold, oil, and other commodities, I've come to the conclusion that most excellent assets never come down to the price you want to acquire them at. Simply get the ones you can afford right now.>
