    Well done Evan. Lots of good red flags buyers should keep in mind. I would add the need to review seller disclosures and fund inspectors for plumbing, electrical, HVAC including ducts, termites, boron, roof assessment, dryer venting, storm drains, water quality, septic, siding integrity, basement drainage, EMF, etc.

    I don’t know where you get you real estate tax information. I pay 5000/ year, and my insurance alone over 12k.

      I am guessing you are located in Florida. Which is often what I hear from clients that move from that area. Since insurance costs vary vastly within a given state and varies by the value of what is being insurance, I used overall state averages for insurance that I found. I gave the whole formula in the video. As far a property taxes go, there are a lot of variables involved in that as well, which is why I used the Wallet Hub study that looked at percentages of income in the video when I discussed taxes. Just as an example insurance in Charleston/Hilton Head compared to Greenville is substantially higher due to being at the beach, flooding, hurricanes, etc. I know the same applies to Florida, as I’ve had clients in FL tell me they spend over $20,000 for insurance per year, and I’ve had others tell me they spend under $3,000 a year but it was location dependent.

      There is a 2 mile extension plan to the YMCA in TR. www.wspa.com/news/local-news/2-more-miles-added-to-swamp-rabbit-trail-in-travelers-rest/ Construction started in June and is supposed to be completed by the end of the year. As far as any additional extensions in TR, I am not aware of anything pending or proposed at this time. That does not mean that it won't happen in the future though as Greenville continues to grow.

      Good questions, unfortunately by real estate licensing law crime is something I’m not allowed to discuss. I’d recommend contacting the local police force or searching on the Greenville County Crime Map to get information on that.

      Here is a website that has the recorded natural disasters: www.augurisk.com/risk/state/south-carolina/greenville-county/45045 It is possible for a hurricane to hit the area, but due to how far inland Greenville is the biggest problem is likely going to be heavy wind and rain, which could lead to some flooding. We are technically in an earthquake fault line, and the impacts have been minor in the past if we have one. Tornados can hit, and here is a Reddit form from locals talking about them: www.reddit.com/r/greenville/comments/lgwct6/are_people_just_not_afraid_of_tornadoes_in/ As you’ll see in the comments, most don’t really think about tornadoes very often in their day to day as there haven’t been many that have had a large impact. I’m not aware of sinkholes or large fires (that doesn’t mean there couldn’t be any, but it’s not anything I am aware of). Overall, this is just me speaking as someone who lives here and moved from Charleston. I constantly thought about natural disasters in Charleston, because there was frequent flooding that impacted my day to day, and I was about 1/2 inch away from having my house flooded one time down there. Here I’ve only ever seen an area of our downtown blocked off once due to an insane storm that caused what I would consider minor flooding from my past experiences. The biggest impact that I have in every day life is heavy storms can knock out power or internet from time to time. We get a decent amount of hail so my clients need to file insurance claims for their roof. Outside of those items, I don’t worry unless I’m told to be prepared for something and then I act accordingly.

      Additional taxes are always concerning. I do think we need to do something about the roads and infrastructure though. My hope if this passes is that they do that, manage the money well, and then the tax is removed.

    I spent 3 days driving around on my own. I visited each town. Each one is like a different variety of the same fruit. They are the same, but subtly different. The hard part is that there are so many good choices. The good news is that even if you're wrong, you win! Too far out of town? Better price! More traffic? Convenient shopping! If there is something you must have, you can use that to narrow down the list.

      I am glad to hear that you had a good relocation experience and that you were able to gain the information you needed by driving around. I’ve personally found that it is much more challenging for people to get the information they need doing it that way. I can even speak from mine and my wife’s own experience. We wished we would’ve known about Mike’s tour whenever we relocated to the area. It would’ve saved us a ton of time and energy in the process.

    North carolina has lower property taxes, which i find surprising, much bigger state with more opportunities and its cheaper than south carolina

      I am definitely not the expert on North Carolina property taxes, but everything I have ever seen shows NC has high property taxes. South Carolina ranks near the lowest in the country for the effective property tax paid. It’s around .56% of the value of the home, whereas the research I’ve done, I’ve seen that NC is around .77%. Please keep in mind that the 4% primary taxation rate in South Carolina does not mean you just take 4% of whatever someone paid for the home and that is their taxes paid each year. There are several discounts factored in, the land value is removed from the calculations, there is a county/city assessment, and there is a mileage rate factored in. The Greenville county website has a great calculator that is really helpful for calculating property taxes.

      Most sites claim it's cheaper to live in SC versus NC and i agree with them. Our house on James Island Charleston is right at 1K a year in property taxes. House bought in 2013 for 152K, now worth between 400 to 500K. Tax value is 168K. SC property taxes are among the lowest in the country, and lower than NC's property taxes. i should know as our house in NC with land has tax values at 135K and tax bill is around $1100. SC has a better system calculating property taxes than NC which i am not going to get into. Sales taxes in Charleston are higher than SC average, but Charleston gas prices are comparable to NC's prices. SC overall gas prices are usually lower than NC's because NC has the highest gas taxes in the Southeast. In SC when you turn 65 no matter your status they take 50K off the assessed value of your primary residence buy you need to let them know. NC does no such thing. SC has higher income tax but it's graduated while NC's current is set at 4.25%, so lower income people in SC pay less that NC. SC has no car inspection while NC, did away with the sniffer, but we still have an inspection. It also depends which county you live in in each state, which determines property taxes. The county I live in in NC enacted a .14 on a hundred school tax which makes the county I live in higher than many others in NC.They get you one way or another. Another thing about SC is they have no state food tax, while some Counties have added one including cherokee at 1% which is right next to the NC county I live next to in NC.. NC has a 2.25% state food tax. Another thing, if your income is below a certain point in NC they will cut your property taxes. It is state wide. i don't know if SC does this.

      @@livingingreenvillesc2899 You are correct. SC has one of the lowest property tax rates in the country. I know as we have a property in SC and I also have a brother that lives there. We have compared our taxes many times over the years. If i were to move i definitely would leave NC for SC. Cleveland Co. NC has high property taxes in my opinion with the several taxes they add to the property tax bill. See my other post below.

      SC also has a homestead exemption on you primary residence. I know they do in Charleston Co. SC also can only raise the property taxes, or assessed value 2% at a time. I don't know right off hand which it is. So our 155K purchase price on the Charleston house in 2013 has only increased in tax value by 19K in 11 years while the taxes have gone from $840 to around 1K in that time period. House across the street and next to it have sold in the mid $400 to low 500's in the last few years. I assume the buyers taxes will start at the assessed? Our assessed property value started at 149K. Our house had a 320K tax value before the 2008/09 mess. SC also has a very generous education lottery. Way better than NC. Daughter a resident of SC lives in our Charleston SC house, First year for her non resident of SC cost us around 30K at College of Charleston. The second and third years as resident dropped it in half. I know of a friend of my wife who works at the same hospital in Charlotte NC as her , moved to Rock hill SC when their daughter was in 10th grade to take advantage of the SC education lottery when entering college. Have to live there 1 year before resident. i assume it's the same in most states? Worked for us as we bought the house at the end of the housing crisis just for a place for my daughter to live instead of living on campus etc. On a side note, If one is a non resident and has property in charleston SC their property taxes will be much higher because the homestead exemption will not apply. i don't know if this applies to other counties in SC?

    How is the crime rate these days in Greenville? We lived there for 18 months about 10 years ago and it was not a problem but just wondering about now. We are thinking about moving back from Georgia. Hated to hear Smiley's Cafe closed!!!

      I always recommend that someone contact the local sheriffs department or look at the county crime map near the areas they are interested in moving to. As a Realtor, crime is a topic we are prohibited from discussing due to licensing law. Crime can be a little subjective due to someone’s life experiences, expectations, etc.

    Our boy Evan here seems to be a bit of a clout buyer. Top comment is clearly a fake account (the avatar is an English instagram model). Looking at his website it seems like he experimented with fake traffic about a month ago before going ham on it more recently (he purchased fake reviews that are comically low quality). I'm disappointed in you, Evan.

      I think you are trolling, but to address your comments, I have never purchased traffic or reviews. If you look through our reviews, you can clearly tell they are real. The vast majority of our clients have left multiple reviews with other local businesses, we have a few that are even local guides in our area on Google. The reviews have also been left over several years. We did get a small spike in reviews recently by asking our clients to give us a review, and thankfully they did. As far as views and comments and all of that. This channel is run as an information channel to help them in their relocation process to Greenville, SC. I’ve been extremely grateful and blessed that I’ve helped several people do so through this channel. I’ve met some awesome people as well along the way. I’m thrilled with what this channel has given me, but from views, to subscribers, to comments this is far from a massive TH-cam channel. Those vanity metrics are not important in a niche channel that the only form of revenue is through someone deciding to do business with us, so the accusations you are excuses me of would serve zero purpose.

    What's backward about SC's tax structure is the fact that it lacks income tax on residents who choose to go on welfare/social services (which costs the gov't & taxpayers and adds burdens and strains), yet actively has in place income tax for those not on the system. Considering who builds, attracts, and provides the jobs and thus stimulates all economic sectors by boosting commercial activity plus reducing the government's burdens by employing people and keeping others off the streets, you'd think the incentive structure would reflect this value by, well...doing just the opposite: social security income should be taxed, and non-SS income should be treated with lesser tax liability, since...if job-makers go away, so does the taxable population, which diminishes State revenue. Am I missing something?

My thought process is that the state aims to lower the tax burden for those in challenging situations and those who are retiring. Regarding business strategy, South Carolina has a corporate tax rate of 5%, which places it in the lower third of the country, making it a relatively tax-friendly state for businesses. One area where the state compensates for lower taxable income figures is through higher taxes on non-primary residence properties, where taxes can almost triple compared to primary residences. This creates a heavier tax burden on vacation and investment properties. Overall, South Carolina strives to balance being tax-friendly to its residents while ensuring sufficient revenue to fund essential services.

      @@livingingreenvillesc2899 Looking at it through this perspective is reasonable, and though I think it's quite imperfect, it does seem fair when explained that way, so I appreciate you sharing it. With this tax-friendliness, I hope SC becomes all the more tax-friendly to young inventors, young families/parents, and people moving the state in a good direction that results in more investment, jobs, and economic activity. But not _too_ tqx-friendly so as to result in overpour of people flocking in from around the nation...which is evidently happening already.

      NC will cut you property taxes if you are lower income which others like myself have to pick up. They also tax farm land at $600 an acre for tax purposes and tree farms at $300 an acre, which again we have to pick up. Some states if you are a veteran and disabled which a very high percentage by the way, the state will pick up your property taxes which again everyone else pays for in one way or another. the veterans are not means tested but if we are on disability we will be means tested. Nothing fair in life for most, we just have to make the best of it.

    Travelers Rest sounds great, but I’m afraid with all its attractive outdoor amenities it may get too crowded fast. Interested in Greer and Taylors as well. Landrum for a more bucolic scene.

      Travelers Rest is definitely a place that a lot of people would like to move to. At this point, there has not been enough building in the area to create an overcrowding effect. The city has limited its growth intentionally in a lot of ways to preserve its uniqueness. Saying that, I don’t have a crystal ball to look into the future. I think it would take some time to really build the area up though to have an overcrowded feeling. Greer and Taylors are also great places to live. Thank you for tuning in!

    Once a tax is added it is never removed. They will not rollback the tax in 8 years. They come up with a new project and ask for yet another increase.

    Do not move to these popular and nearly overbuilt areas. The new home builds are subpar. Simpsonville, Travelers Rest, Greer, Fountain Inn are now so congested you’ll miss the best the area has to offer. Go a little further and purchase an older home to renovate. Forget getting a steal. Those days are over.

      Thank you for your comments. What areas would you like to recommend to people? I’ve personally seen and felt the effects of growth in these areas, but I will say from helping a lot of people move to these areas both locally and from other areas that congestion and population density look different to everyone, and to some people these areas are even undeveloped from their own personal experiences and expectations.

    A word on the retirement communities for 55+. My wife and i moved here a little over a month ago and were specifically interested in this because I suffered a serious head injury last year and the ready availability of on-site, urgent level medical assistance with nearby full urgent care clinics (no major hospital but there is one near by) was important. We ended up buying into Rolling Green Village, very near the Greenville airport and close to the major commercial arteries. The village currently has 750 residents on a 175-acre park property, though it will be expanding its residential capacity, most likely in the assisted living and apartment complexes. We do not require assisted living and so now live in what they call a "patio home", basically a condo house apart from (but close to) the on-site medical facilities. There are (I believe) 4 other such villages in Greenville but I don't know anything about them. The stiffest economic element is the buy-in fee; also, there are 5 sub-communities on site and each has its own HOA. We had looked into assisted living facilities where we used to live, and for an apartment in a single, large apartment building in the city with no surrounding park (such as here), it would have cost us roughly 3.5 times what this village costs per month. All that said, we are happy with Greenville as a whole and in particular (not shilling) with the living situation in this village. This option is, IMHO, something that should be on your decision-making checklist.

    If there is already mismanagment of money I would rather have that fixed than an increase of sales tax..Take the advice of a New Yorker where in NY the infastructure is falling apart and money is being spent unwisely on things that are ineffective..If you give them an inch they'll take a mile.
