    Realtors need to inform their clients that the government is planning to tax primary residence gains, we'll likely see this announced early 2025 in their budget. There will be a run up in homes listed before the tax comes into effect. That will be an excellent time to buy, if sellers can hold out. Right now is an ideal time to sell before listings surge.

      Port Coquitlam is a very desirable city for families to live in! Especially in Riverwood where this property is located, there are great schools and amenities close by. But of course, to each their own.

    I've been seeing more and more properties *house/duplex with listings less than previous sold. I hope that keeps up, but I don't expect anything dramatic. Probably just stay level for a long time rather than a crash.

      It really depends when sellers bought their homes. Overall, we're still seeing Sellers come up on top but unfortunately for some, they're selling at a loss. With home buyers with more access to information than ever before, they're quite informed about previous solds on the market too! All we can do is wait and see how the economy fares!     when the CRA says there's an allowance of 1 overlapping year for primary residence exemption in Canada, do they mean from the date the overlap plus 365 days? I'm curious to know if I were to close on a new property in say April 1st 2022, when will be the last day I should sell the existing primary residence in order to avoid capital gains taxes on the sale?

      I agree with you here. The sheer number of people coming into the city is boosting the rental rates in Vancouver. The city is trying but more needs to be done.

They have been decieving us for years , even last mayor promised to end homelessness and more affordable rents and now this city council has zero put into future rental and housing solutions .They do what they allways have done , broken promises and no solutions . Pass the problem on to the next mayors agenda. It's all politics this real estate mess at every level. Provincial government and federal. Maybe a serious crash or callapse will get their attention because nothing being done to change things for us working Canadians in vancover who can not even afford rent let alone buy a place here

      @@carimairealestate yes I hear ya. They have to really think outside the box on this crisis . Only the poor see the real ridiculous prices and rich do not mind paying over ask price and it's an acceptable thing to offer more . Something has to correct the ridiculous values the houses are at . People will lose if prices are corrected , it just has to happen . Many will lose lots I'm sure . If nothing is done to stop this it will be even worse and go up up up . Governments are too greedy to take any loss and it will be hard to get people to support a serious price correction in line of 30 to 40 % lower is all an average home is worth . Not 1.5 million average . This is crazy now. It could get dangerous and create more problems when people are told your home is only worth 60 % of what that hyped up city property evaluation says it is worth . People will lose I'd we have serious price correction. We pay governments billions in tax's and they should have some kind of emergency plan because they all saw this coming for 20 years now. They allowed it to keep going up up up. ..maybe have limit on house cost and a price cap. Where no house can be over valued like they are now . Most homes are only 200 000 to build average 3 bedroom home. Not 1.6 million. We need to stop this and controlling the prices is one way. Something has to happen to stop this because they can't keep going up like this . Also strict control on prices and put end to bidding process, more strict and stop over paying. Rich people allways out buy the pooor guys as well. Forign buyers are mostly overbidding as well. We need to redo this whole systym here. This mess could of been prevented with strict real estate laws . We have to really think outside the box on this mess. Government saw this get worse and worse go up up up for decades now and they do nothing to stop it .. if they don't stop it ,. It will get real ugly here I'm sure
