Profile of service: Senator Rosilicie Ochoa Bogh
Over the next few months, we're going to sit down with many public servants in California to understand them better. We face a lot of issues in California, and we want to highlight the people working on these problems.
Siyamak sits down with Senator Rosilicie Ochoa Bogh, who represents California's Senate District 23, that covers portions of Riverside, San Bernardino, and Los Angeles Counties. Before being elected to the California State Senate in 2020, she served as a teacher and realtor. Ochoa Bogh was also a trustee for the Yucaipa-Calimesa Joint Unified School District. She is the first Republican Latina state senator in California's history.

    I live in Livermore CA surrounded by vineyards, I used to be involved with local wineries and even poured on occasion. The number of wineries here has jumped dramatically in the last 10+ years plus once free tastings are now requiring payment. However lately I’ve noticed the biggest wineries ripping out very large tracts of vineyards and did not understand why. Now with this program it’s now very clear and I believe demand has shifted downwards in big ways. In essence a giant market correction is taking place. Next the very large agri growers will sadly buy up the small struggling vineyard plots for pennies on the dollar destroying families abilities to pass on the farms to the next generation. Tragic.

    In West Sonoma county they cut down acres and acres of orchards to put in grapes good for nothing but making alcohol. Our beautiful apple agriculture -- healthful food -- was destroyed. I have no sympathy for them. They have created a nation of alcoholics with liver disease. Replant the apples, persimmons, pears, cherries, pomegranates, blackberries, nectarines, peaches, and apricots and restore the adjunct apiaries in California and we will buy and eat fruit and honey in happiness. Bring back the dairies and let's have some good cheese around here again. Just say NO to alcohol.

    This guy is not fully transparent when he said the fees/commissions are always negotiable. In the lawsuit, they found that over 90% or even higher % of the transactions are at least 5% commission. Most agents would not do less than 5% so it is not negotiable. That was why they lost.

    I think California and her people have squandered all the good wills from the rest of America. In the last two decades, various California governments had alienated other states, all the crazy laws, lecturing the rest of the states of her crazy policies.     Maybe there are just too many vineyards throughout the industry's all together. I imagine the agricultural industry needs to look at the future more . More drought tolerant crops.     In Spain we have decent wines from 4-5 eurs the bottle, or 6 $ the liter. Even so, its consumption is decreasing, young people prefer beer and there is an increasingly teetotal population. Production costs must be very high in California if farmers expect $6 for each kilo of grapes.

    Lawyers have corrupted the process of how homes are bought and sold in the United States. After the lawsuit settlement with NAR, buyers now either have to agree to pay their agent directly through the new buyer broker compensation agreement or raise their offer price to the seller and ask for the buyer's agent compensation to be paid by the seller from escrow. Ultimately, the net proceeds are what the seller is concerned about. If that works for the seller, then the buyer does not have to pay the buyer's agent compensation direct. This new buyer broker compensation agreement is another form for realtors to complete a transaction. However, not much has changed in way of realtor compensation. If you hire an attorney, you have to sign an compensation agreement upfront. Now real estate is more aligned with that model.

    I purchased a dog 9 years ago because I don’t have a fence and the local shelter wouldn’t adopt to me without one, which is ridiculous. I walked my dog with a friend up to 12 miles a day when he was younger. Now with his arthritis we’re down to 2-4 miles a day. We adopted a husky from a shelter about 100 miles away and they were ok without a fence and she is absolutely wonderful and gets along well with my shepherd. She gets extra walks and trips to the dog park.
