    How much is the purchase price? How much is the pad monthly fee? What, if any, amenities come with residence in the park? Is it allowed to either cover the two parking spaces with an enclosed garage, or enclose the current carport(which you humorously call a patio)? Other than that the layout looks good although needing a compete refresh of the interior. Location is great.

    The best part of living here is the large treed and protected riparian floodplain that is the lower part of the lot by the river. You know that no one can cut trees or do more than minimal clearing for paths, so you will always be able to enjoy the wildflowers in the spring, the private stretch of river in the summer, golden maples in the fall, and know that you are safely 60 feet above any flooding in the winter. There are deer, raccoons, squirrels, eagles, ravens, herons, ducks and even shy river otters -- and you will see no people there except, occasionally, one of the neighbours. It's paradise!!
