It sounds like you are from a different state. In South Carolina and 5 or 6 other states all transactions must be closed with an attorney. The title company takes a back seat in this case. Maybe you've had a bad experience in the past, which I'm very sorry to hear. There are thousands of agents who get a license and never really know what they are doing. Saying that all agents are useless is like saying all drivers are bad. Many are, but there are definitely some good ones that take their profession seriously. If you ever have any questions, feel free to reach out and I'll do my best to get you the right answers.
I think real estate agents are useless. Just get yourself a good title agency.

Don't forget the most important factor: Slavery 💯. "The sale of rice and sea island cotton" = Slavery. The Ravenel Bridge's construction was used to gentrify downtown, which was predominantly Black, and largely comprised of dense ghettos until the late 2000s. I'm so tired of the fluffy Charleston review videos done by clueless Whites. Charleston is my home, and has been the home of my ancestors since they left Israel via Sierra Leone. A city built by Blacks and one that still profits off of slave culture. -An Eastside native

Pretty, but know that summers are sticky hot, and no close countryside or inexpensive acreage.
Yes, it can be hot and sticky, especially in August, but did you know that if you live close to the coast, (Mt Pleasant, James Island, Charleston,) there are breezes off the many rivers that run by, keeping residents cooler.
